Well I have some news but need some advice on it. We have our house advertised on houseladder aswell and a couple of days ago I got a lead asking for details and pictures to be sent to this foreign buyer by e-mail. Today I got another which I will attach below, please let me know what you think guys, could be good but not sure
I also have his phone number but won't attach that bit. HELP!!!

After completion of the payment, the transfer deed, Land Registry certificate and the keys have to be handed to me. The agreement contract, transfer deed will be stamped and sent to the Land Registry to record me as the new owner.
If you accept my conditions, get back to me soonest ok, i will have to schedule a date for the survey and will also talk to my bank and you will need to bring in a lawyer. This is very urgent.

Oh Nicky, I don't know what to say sounds very good. Can you not give the buyer a ring and see what he say's. Sorry nic not much help forgot what to do with this house selling lark, hopefully someone will be along and give you their advice soon, Kepps us informed

There is hope for us all yet!!! Ours is 'House of the Week' in this weeks local rag - not had any calls yet - considering taking offer of £315K but theirs isnt even on the market!! See what this week brings - range EA and suggested an open house - they agreed but said one lady had one and only got 1 person through the door in 3 hours. Don't give a rats arse really - that one could be my buyer!!!!!!! Think they dont fancy coming but they need to earn their fee!!!!
Going to see Sex and the City tongiht - smuggling a bottle of wine into the cinema to add a bit of glamour - Dave is watching the Hulk in the next cinema with the boys so me and my sister can have a girly night!! He can then drive us home!!! Peed off with house selling - sometimes have second thoughts and worry about losing so much money and struggling in a foreign land - we both have decent jobs here and our home is lovely - terriefiend of giving it away and being skint and regretting it

That is exactly what my Aunt said and I looked up the Country code for his phone number and it is Senegal!! What would be the point of a scam, do you know? As I see it, there is nothing to really gain for him as it would go through Solicitors. Very confusing but not holding too much hope on this anyway. Thank you for replying, will let you know what happens from here.

Often the greeting is overly cheery, or in this instance, not using your surname but addressing you as Mrs by your first name.
You have to look at the English used throughout. Whilst some scammers are refining their approach and getting ever more sophisticated, clearly English is not their first language in this case.
They will trawl sites of people selling anything on the net, and bang out one of these types of emails. They only need a minimal success rate in order to scam a lot of money, and they will try and lure people around the world, not just the UK. It's a multi-billion scamming industry.

Legitimate buyers want to see a property, want to check title, want title insurance and they want to go through a legitimate escrow company or attorney. Never give out details of you bank account or lines of credit (secured or unsecured) to anyone via email EVER. And never to anyone you don't know.

A month later the bank notifies that the check was fraudulent and takes the full amount out of your account. So now you've lost the item and the extra money!

Well we find out by 3 today if our buyer who pulled a fast one yesterday and tried to get us to lower the price even more just before exchange if they will be buying our house:curse:
I held tight and wouldn't give in to his demands we are cut to the bone on the sale so can't drop anymore.
So EA has given him to 3 today to sort out what his gunna do
But I'm not letting this tosser of a buyer ruin my day it's my little boys 18th birthday party today

Sorry Nicky - I think this is a scam too. There is a specialist Police Dept set up to deal with email scams. Goodness knows how you contact them, (do a Google search????) Perhaps they could give you advice? As the others have said, do not give them any further details.
