Chickened out of trying to do it privately, not many seem to manage it.
Few odd jobs to do first, then have 20 people round, all put in offers and fight over it - ooops sorry, dozed off and had a dream whilst wearing rose tinted

Keep us informed as we are hoping to put our house on the market in a month's time, so any pointers will be appreciated. We are apprehensive as the market is quite slow in our area, however you never know our paths might cross in Brizzy in the summer!!
