Re: Brisbanes Totally OTT property market
Money to be made was probably long before now houses in the region we looked at 10 klm to city have gone up over 100,000 in 6 months. Gone up about 500% since 2001.
Trouble is like saturday there are dozens of buyers for each property, the main problem is actually getting one to buy
The house on saturday had 21 contracts, cash, unconditional, over the asking price, hes declined all of them, auction in 2 weeks. This is for a 2 bedroom cottage, illegal height underneath, rotting downpipes, needs new roof, no car accom, bathroom is about 1m x 1.5 m including the loo, asbestos sheet in walls.......... Basically you would be paying for the land which is opposite housing commision thats council housing/homes west type gear

Re: Brisbanes Totally OTT property market
Hi All,
We are intending to arrive in Brisbane when the house is sold etc which is looking early 2008 the way property is moving around my area at present. We plan to arrive and rent for 6 to 12 months and try to get my licence (electrician) and an idea where we prefer to live during the first 6 months. We hope that prices for a home are still within grasp and chose Brisbane over Perth because of the property boom there.
Some of you mention that property is selling very fast and having looked at AVJennings site i have found what on first viewing looks like some nice homes. To me and the wife look like half decent prices but i dont have the info on the area and quality of the homes built etc. Below is some info on an example i read earlier and just have a look at the site for further info ok.
AVJENNINGS
Brisbane
Mango hill
Halpine Lake
Houses start around the $350000 mark for 3 bed and 4 bed etc, its 25 km from Brisbane and close to the Bruce highway. Its close to areas like Redcliffe and Brighton and i have no idea if these areas are desirable etc. They dont have sold signs on at present and may well be already sold.
Any views etc if these are good areas or too expensive feel free to comment but if boom happens how much would these type of properties jump in 12 months for argument say. This whole property thing is a pain but one we are all involved and interested in ah.
Bye Brett

There are 2 problems with Mango Hill:
1) Its a long way out from CBD with very little in the way of public transport
25km doesnt sound like far - but 25km in peak hour traffic is unpleasant. Of course as an electrician you're fortunate enough not to be tied to the CBD for work purposes so this may not be a cancern at all! (As far as I can tell Electricians can name their price and show up when they like around here - they're like hens teeth)!
2) Schools - Not much in the way of schools with a good reputation - which could leave you with a hefty private school bill and your kids with a nightmare commute... (Although having said that Redcliff State High school did perofrm very well in the "performance tables" last year).
Nearby suburbs of Kallangur and Deception bay do have a bit of a rough reputation - but I'm sure the extensive new developments in that Northern corridor will 'raise the tone' of the neighbourhoods considerably over the next few years...
$350K for a DECENT 3 bed house out there is not an outrageous price at all. Certainly you'll struggle to find anything trully livable at that price within 20km of the city, so from what you've said that looks like a valid deal. (but check lots of others stuff on realestate.com.au in the same area and get an idea!)
