Again, this isn't news to any of us (or to thousands of others at new golf complexes all over Spain). The big advantage we have, is that CE is in a great geographical position where we get the benefits of beautiful beaches, lovely towns, great scenery etc etc. We all know the situation about the infrastructure, but strangely enough the majority that own and use their homes there are quite happy, as we are in it for the long haul. Yes it could be better but hey, that's life and I for one don't have a problem with it.

Good man for being so positive. I hope you enjoy your golf at both courses at Esuri for many years to come. They are both fantastic courses and deserve to be well maintained. I have a green fee for course 2 but it was closed when we went. They tried to force us onto course 1 but we declined and took a voucher. We are looking forward to playing course 2 this Autumn when it reopens.

Ditto, we live here and love it as it is. I actually would rather they knocked the Commercial Centre down and had a park there instead. I like doing my shopping in various places in Portugal and Spain as its makes you go out. Rather than a Mall I would prefere several little shops dotted around the development,we already have one and more of those would be good ( just as they have in Ayamonte). Bryony

I agree,have just spent a month on Esuri and had a lovely time,lots of places to get to easily,lovely beaches and have met lots of nice people

As a newby to CE and to this site It is so nice to hear positive comments and enthusiasm, we were out there a few weeks ago and really liked it, cant wait to complete on our apartment and start enjoying it for many years to come

It's nice to see so many positive responses for a change.

The original poster asked if €99000 was good value for a Rago with a Wrap Terrace and my response to that would be that regardless of the current infrastructure issues on CE, Las Encinas has more or less sold out in the last 6 months which must mean that a lot of people do think it represents good value for money.

This is great area and there is not a huge oversupply of property like there is in other parts of the country, pricing sensibly in a bad market has shown that.

I also have to say that i agree with one of the previous posters re the Commercial Centre. Knock it down and turn it to a communal multi sport facility or a Tennis Centre and then have restaurants and small shops dotted around the CE site. All a long way off I know but Esuri, with the right vision and a lot of investment has huge potential and if buyers continue to invest then Enterprise will naturally follow.

Time will tell.

What a grand idea Bryony. Can't stand malls, it would remind me too much of Lakeside and Bluetorture.

Las Encinas is not sold out. Have you looked at the BBVA site - plenty of CE apartments for sale there and apart from the first phase Rago and townhouses there is plenty of supply everywhere.

That aside, I agree it would much improve the entrance to the site if the commercial centre were to be pulled down. An open green area would be much preferred. Doubt if it will happen if MF think they can still sell it.

If they would just take down those ruddy cranes. Nothing shouts out 'abandoned construction site' like idle cranes all over. It's the first thing you see as you approach and I imagine a lot of visitors' hearts sink when they first see CE.

The construction companies who once owned those cranes are bust too. So who and where is the money going to come from to take them down?

Ok, not sold out entirely but to be fair it's well on the way and in a much much better position than this time last year which suggests that the apartments at the current prices are regarded as 'Value for Money' which was supposedly the point to this thread but as with every development some will be easier to sell than others due to location and orientation within the site. There is obviously a level of oversupply on CE currently but the overall region isn't really over supplied, there is some residue as a result of the recession but nothing significant compared to parts of Murcia and the southern Costa Blanca as well as some of the Costa del Sol.

I'd say that 99,000 euros was a great buy and that is a fraction of what we paid for something very similar. We love what we bought (even at the higher price) and really don't care about the shopping centre, board it up so you can't see it or knock it down I'd say. As for Golf 2, we have one course open, so why does it have to have another (would be nice). After all this is an urbanisation with golf courses, not just a golf complex with properties. I am sure the hotel(s) will bring a lots more people into CE to support more local business opening up, but in the meantime we have a few local bars/food places (again more would be nice) and if that is not enough then Ayamonte is just down the road.

I seem to remember these being 189,000 euros when I looked at them 4 or 5 years ago. But exchange rate was about 1.4
So I suppose they are down about a third in sterling terns.
