Default Title Deeds to property

What is the process of getting original Title Deeds once mortgage is paid off. Does the Bank which issued the mortgage loan hold these or is it deposited with Notary/ Land Registry? I have copy Title Deeds but will need to get the originals when mortgage is paid off. Advice please. Thanks.

Visit a notary who will complete the paperwork for you. He will ask you for a certificate from the bank that states that the mortgage is paid off. He will deal with the land registry etc for you.

You never get the original, that is held by the Notary. Best to use a gestor to do the whole thing for you as it is quite complicated. It will cost you about €600 or more, most of which is various fees. You will get a new escritura but again, just a copy.

Why do you need originals?

Your bank or gestor can do this for you and as Fred says depending who does it calculate it to cost 600 - 800 Euros. You will get a new copy of escrutira one for the property and one to show the mortgage has been paid off. Until this done if ever you need a nota simple it will show the mortgage against the property . I did this a few years ago not like in the UK where when you pay the mortgage off the lender informs land registry that they no longer hold an interest in your property.
