What a terrible story, if anyone had to have bad luck you got the lot. I just don't understand why people treat other peoples homes like they do, they must be so sad. They do say once you have rented out a home you used to live, in you never want to live in again, now I know why. Get what you can from it then sell it. No wonder you want to live in Spain.

Great advice everyone thanks for that. I think we will decide to sell up and rent in Spain for a while until we have found our feet. I think with the hose sale and savings we would have £180k in the bank. We could use the interest to cover the rent for a few months and my forces pension should cover other monthly outgoings. Seems like a plan to me

We rented a flat out through Gosport Council (Hampshire) We had a young couple in who dug up the garden path, painted the rooms dark blue and purple, broke a gas pipe (whilst decorating) and had to be evacuated with their baby by the fire brigade who were called out by the gas board! They then said the gas repair man had stolen from them...the gas repair man was so upset he handed in his notice and they later admitted he hadn't stolen anything the money they had lost had been 'found' again. Then they phoned us to say they were moving out over the weekend, they had been in 6 months. We phoned the council who didn't know they had been re-housed and hadn't got anyone else ready to move in! We were given one months rent in lieu but the flat was empty for 2 months before they got someone else in.
The next tenant, a single mother, was a nightmare!!! Her son hacked a hole in the bedroom wall, daubed paint on the (freshly magnolia painted) walls, she complained of damp, accused me of being nasty to her because I suggested to her that it was condensation from her tumble drier (which it was) and sent me a very nasty letter saying that I was threatening towards her. I was ill with the worry and my blood pressure was so high I was having extremely bad nose bleeds lasting from 1 to 4 hours! It was a horrid time for us. We put the flat on the market and she wouldn't let anyone in to view and when the council finally moved her out last April she took the curtains with her, had pulled a kitchen work surface away from the wall and broke the taps on the kitchen sink leaving the tap running as it couldn't be turned off. The council refused to pay for repairs and then said they wouldn't be putting anyone else in the flat as the tenant had said the stairs to the garden at the back were dangerous (they aren't). It has been empty since last April and even paying the mortgage on an empty flat is far better than having tenants like that in! Maybe other councils are different, but I would never rent through Gosport council again!

I forgot to mention the ones who refused to pay their rent, the girl said her boyfriend had moved out and left her pregnant and so we (fools that we are) reduced her rent. Our daughter told us she was lying so we called round to confornt her and when she opened the door he was under a duvet on the bed. I said "Don't lie to me, he's under the duvet" He then threw back the duvet and was as naked as the day he was born!!!!!!
We gave them notice to leave!

Well if thats not enough to put you off renting Smarties, after I sold my business in the UK I bought a carpet and upholstery cleaning franchise and ran that for a few years. One of the regular jobs we got was going into ex rental houses when tenants had left, something I never looked forward to.
Now its really hard to believe how much damage can be done to a house in a short period of time by people who clearly have no sense of pride at all, carpets trashed, kitchen units pulled apart, and the filth in some cases was indescribable.........
But by far the worst I ever heard of involved a little parting pile of poo left in one of the bedrooms, obviously completely unnecessary and no doubt some kind of message to the owner
On the other side of things, holiday rentals are a real boon. People aren't in there long enough to do too much damage and the rental is normally 4 times what you can get for long term. We lived near Stratford upon Avon, and I did consider renting on US based sites, but unfortunately in the end events overtook us.

I remember watching Tenants from Hell on the TV....that comes to mind in your situation.....nasty peeps.

Has anyone got any experience from renting a property to the military
(for personnel who prefer to live off-base).
A friend of mine in the states rented to the Marines as they were near Parris
Island. They told me that since the military impose their own "discipline" on
tenants there is never any problems with them. PLus since they are only
posted there for a year at a time, they don't get people who won't move out.
I know that UK military rent civilain houses, I wonder if there's a similar
system in in the UK?

Aw Lionda...you poor lil love !!! What a horrendous nightmare....I know but can not comprehend why people are so awful and mean

We have had a few viewings on the flat but unfortunately the people who want to buy are young and have been turned down for a mortgage (financial reasons) at the last moment so 5 abortive sales in the last 9 months
Got a second viewing on Sunday the lad likes the place and wants his girlfriend to see it so fingers crossed
As for leaving a place filthy and damaged, I was brought up to clean throughout before leaving and even the tops of skirting boards do not get missed! So I really don't understand the mentality of some people. There are some nice people who rent (my daughter for one) we were just unlucky.
