Default Paper work

Hi to all

Can someone list all the paperwork I should be given from my builder on a new built property.
Thanks in advance

You should go to the notary to complete the purchase so will have an escritura (title deeds) these will need registering with the local land registry.
Bulletins to show all water and electricity/gas installations conform and so can be connected to mainline services.
Energy certificate
First occupancy certificate (house to safe and conforms to regs to live in)
You might also ask/get a complete copy of the architectural plans and services specs and details.
This a minimum, there might be more. I did it a long time ago.

+1. but I believe the requirements will vary depending on type of property and where it is located. I would suggest OP asks his independent solicitor, assuming he has one and if not he should get one asap.

Yes definitely, I would always recommend professional independent legal advice when buying any property.

Is it a one off build or part of a new development? If it’s a one off, I would want to see a copy of the building licence.
