My understanding so far is ,as long as you have the deeds checked and its done by a Natoro bloke its signed and you exchange money for the deeds etc. is this right ?

You need to carry out certain checks on the property which the Notary will not do for you. You should apply for a copy of the Nota Simple (9€ online) and this will give you some basic details about ownership, any debts against the property etc. Is it an old or new property? Would it benefit from a structural survey being carried out? You need to draw up a contract with the seller and probably pay a deposit. Pro forma contracts are available online and you can adapt them so that they are favourable to you (I wouldn´t let the seller do the contract if it were me). Don´t forget to apply for your mortgage if needed. Check with the land registry office if the property you are looking at matches what is on their records.
NIE? Bank account opened?
There are a few things to think about before just turning up at the Notary with a wad of cash.

Well so far you have said exactly what i have been told by the agent and confirmed by the Halifax B Society in Palma
pheww thats good news NIE is in hand as we type ..
Whats the last few things ?

If off-plan you could also ask for a copy of the bank guarantee.
Is it an older property that has been extended/pool added? Check that proper planning permission was obtained.

The old boy owner has lived there 20 years but now has had to retire back to Germany due to his wife having serious illness .. Should imagine the pool and terraces have been added some 10 years ago ..
So do you think i have much to worry over ? seems ok to me ,

And if it's an older property that has been extended make sure the new size of the property has been registered in Catastro.

Its a resale sort of middle aged i guess , not old but not new if that makes sense

Thanks for that link. It is truly amazing how good the Spanish land sales, registration and Notarial system really is. If Englands systems were set up the same way and integrated in the same way you could do away with the conveyancing system and big solicitors bills and do it yourself just as you and I have done and feel safe by checking for yourself online.
The detail offered and the plans which can be scaled as you wish are powerful systems add that to the land registry Nota Simple system and the local tax system and you can get at all you want to.
