Thank you again... exactly what I was looking for , so glad I joined this forum... We have been visiting Spain for the last 40 years.... its only now that we are able to purchase here. Of course we want the weather... but not in high season!. that is for holiday makers... we are both golfers! Him .....I try!... We are expecting grand children in he next 5 years!....And we work hard!
We can converse in Spanish a little.. but probably not with lawyers...

Thanks again... when you are sitting in UK and its cold and wet you forget how the searing sun can cause so much discomfort.. I think we are probably going to look between a ground floor and a 2nd floor with solarium? there was a 3 bed townhouse.. but it is on "hold" whatever that means... but there are still 3 bed duplex? any of you know those? What are they like? Really would like some kind of view if only from the solarium terrace as live surrounded by trees in the UK!.
I think also reading between the lines that are not written!.. that the AC is not connected only "pre installed"....When do the pools become warm enough to swim in? June? til Oct?
Any answers gladly received.

Esuri. My husband is a golfer so this was the perfect choice for us as it is just a short walk to the clubhouse and golf course. We love Ayamonte and go there for 'breakfast' 2/3 times a week and of course to enjoy the restaurants and local events.
We are west facing so we have sun on 1 terrace in the morning and on the other 2 in the afternoon. We have aircon (which we use as heating in the Winter) but also ceiling fans which are fine for the Summer.

Hi Sandra, we live here full time (5 1/2 years) and have a duplex on Marina
Esuri. My husband is a golfer so this was the perfect choice for us as it is just a short walk to the clubhouse and golf course. We love Ayamonte and go there for 'breakfast' 2/3 times a week and of course to enjoy the restaurants and local events.

In fact our back terrace is a sun trap in the mornings and with the high-ish walls also blocks the wind (which can be really strong)... which means that even in January my wife can sunbathe in the mornings there. Bikinis in January!
I think if you are in the area its worth looking at CE and the duplexes, crazy prices, 3 double bedrooms (we have 3 super-king size beds), 2 with built in cupboards, 3 terraces 2 bathrooms. The design is very good, IMHO, with 2 bedrooms at separate ends, downstairs, with a bathroom and staircase between. With a large terrace at the front And a master bedroom, bathroom suite on top with 2 terraces. Meaning all the bedrooms are separated and good for privacy. With mozzie screens you can sleep upstairs at night with the opposing doors open to the terraces and you get a cooling cross flow draft. We have A/C a big ticket item, like the mozzie screens, but for us the mozzie screens are the best value. We actually don't use the A/C that much. But sometimes in the summer it can feel like a godsend!
Insulation isn't very good so you will definitely need heating in the winter. We have a system that works very well for that - that we can discuss if you go ahead.
There are also some crazy deals for apartments, townhouses villas and villa plots... well worth a gander whilst there. Note also that you can often get higher quality construction with apartments on the Portugal side, also in crisis. Though price wise, whilst good there, my gut tells me that Spain gives a better deal price wise.
However you need a car. And Ayamonte itself will have all the facilites on the doorstep. Bars, resto's shops etc. If you want that then go for Ayamonte. There are homes that look out on the river where Captains Wench and LordMayor live - with beautiful views. Other parts may not have the views. We wish CE had more facilities as we were promised when we bought, even 20% of what was promised would be an improvement... but we have no problem driving around, you can do a LOT in 15 mins.. or take a taxi into town/Portugal. There is an excellent taxi service in CE and 2 couples can go to town and only pay 5 Eur each for the round trip. So you easily make your money back e.g going to town with friends for a few drinks in a large selection of bars/restos, vs the higher prices you pay at the golf club for a night out. The town itself is pedestrian access, so you walk around safely and have a lot of choice. The golf club is under new management and early reports are very positive. The other meeting place 'the local' is a 'corner shop' actually and its a great pleasure sitting on their terrace with friends watching the sunset... for a very good price!

Something you would possibly get in Ayamonte too depending where you are. The townhouses will have less of a problem than the appartments/duplexes for this... and have a garden etc. There are detached villas on the golf course and close to the club, and I think I heard someone say you can get one for 139K. With room to put a pool in. With the exception of the villa plots and other villas on site this is the top quartile in pricing... so you can see that the other options mentioned will be cheaper.
There are significant problems at CE and the charges are higher than town. These need to be understood up front and you will see plenty on the forum about this - or if you decide people will help/advise.
We love the area, negatives notwithstanding (though they do frustrate me at times) .. and a huge selling point for us is Portugal next door. We really live in 2 countries there and the cultures (and timezone) is different too. A HUGE positive. We actually spend more time in Portugal, but having Ayamonte in a few minutes and the sea and towns on the Spanish side is great. For CE the closest restos (except motorway ones) are in Portugal, 5 mins away. We are surrounded by beautiful natural parks, golf, a river and the ocean. There is no heavy industry around us for many miles meaning the air is fresh and unpolluted. Noticeably so, especially at times like orange blossom..... certainly for a city slicker like myself (living in Brussels). Being retired means we come out several months a year and truly love it in any season. There is an excellent social group in CE. And people really into helping the community, organising e.g book-clubs for charity, spanish classes, dance classes, pet re-homing etc etc.
Its not heavy tourism like eg costa del sol - a much calmer way of life... with amazing beaches on both sides going on for10's of kilometres.
You can get full menus in both countries at lunchtime wine included for 8-10 Euros.. If you enjoy a drink, prices are amazing on both sides. We went with a friend, a keen golfer, to have Sunday lunch and started at a bar on a terrace, with drinks 6 33cl beers and 3 large glasses of wine ... cost 7Eur 80!! The taxi fare was paid for nearly in the pre-lunch drinks alone! But be careful of the G+T's.... there's a lot of G! We know of a pace in town where they cost 2 Euros! Definitely taxi time - even after one
Fresh air 2 countries, lovely towns and villages.. as well as cities like Seville... low cost food and drink.. amazing 5star beaches... airports not far away with lo-cost airlines, great restos and unspoilt inland scenery...etc etc the positives go on and on....
Good luck on your house hunt and I would also recommend you try another area for comparative reasons, as this is a big decision

We have the same property as Bryony, facing in nearly the same direction. When I was house hunting south facing was on the list. However we bought the place as we liked it and the views so much. With experience we are so glad that we didn't go south facing. Because any time of the year we can choose either shade or sun. Thank you for a very informative message... I was trying to remember how hot is gets over there ( grey skies here) and if I really did want a south facing apartment.. I guess it gets really hot on the roof terraces too .... The charges are the next thing that I need to think about? I will probably have to wait and see when I come down in 3 weeks.

I heard this week that Banco Popular are to release a number of properties in Manzana 6 Marina Esuri CE which is very sparsely populated at the moment.

We bought a duplex a year ago in Marina Esuri, and got a lot of brilliant advice from this forum. Our duplex had been empty for many years, but we have had no problems, we love coming out for holidays, and with easy jet and ryanair flying into Faro, we have travelled quite cheaply. We are still kitting out our apartment, and will be there again on the weekend of the 25th, so if you are around you are welcome to come over and see our duplex.
