Just trying to do some research... obviously we will look at property ... but trying to get a bit of feedback.. I get the impression that there is a lot of building still going on? How big is the area? If you are at the furthest away from the clubhouse it is a drive not a walk if you want "life" in the evening? South facing too hot? or is this too picky? are the properties value for money in the forums opinion? distressed? or resale? I bet you wished you hadn't asked! I'm just trying to think of my profile name so you may be talking to someone else in a minute! :blink: |

Google earth the area and you will see how big it is.
Top of area too far to walk to clubhouse at the entrance. Still a lot of unfinished building including all bar one shop and lots of houses and some plots I believe. Value for money no idea but some will need a fair bit of work if been empty a long time plus many are not finished inside, no fittings. Temps reaches the high 30c's |

I don't live there at all :) I live in Ayamonte. I like it a lot and the ferry to Portugal is great for a change of scene.
CE is not for me and the biting beasties loved me up there. I don't drive so not use at all. There are some lovely views depending where you are. There are plenty of threads about it in this section, have a good read round them, ignoring the crap :lol: |

There are plenty of threads about it in this section, have a good read round them, ignoring the crap :lol: I totally agree with CW. If you want all the commodities, you should choose Ayamonte centre. Close to all the shops, supermarkets, Portugal and the local night life. Plus in these times of crisis, there are many properties at very good conditions. I live in the highest part of Ayamonte (Mirador area): 10mns walking from everything and very quiet when you are home. Regards. |

Hi Sandra, we don't live there full time at the moment in the process of building on CE hoping to be there full time next year. Agree with the others if you want to be close to everything and basically in walking distance then poss look at Ayamonte cntr, however we have never once had 2nd thoughts with our choice at buying on CE. When over for hols we have rented apt and townhouse on CE and never been a problem for us when wanting a night out, apart from when we had to walk back and I had stilletos on! but that's another story and adds to the charm...good luck and happy hunting

We are in Las Colinas which we think is probably furthest from the clubhouse (someone may correct me) and we are a 35 minute walk from the clubhouse which I wouldn't fancy doing in heels but am happy to do carrying heels in a little bag. We also have some bikes and cycling down the hill is easy although cycling back takes a bit more effort.
As for orientation (which for me was very important so I don't think you are being picky) it depends on when you will use it most. South facing would be much too hot in the summer but would be lovely September to May. We have a west facing garden but have several different areas so can usually find somewhere in the sun or the shade but if you only have a balcony you may not have the same options. We bought a repossessed property from the bank and think it was value for money but you probably need to see different options to decide for yourself. If you want to be in the centre of the action, Ayamonte may be better but we find that we have the best of both worlds: the tranquility of CE and the (one) shop and the clubhouse within walking distance but the delights of Ayamonte, beautiful beaches and Portugal within a short drive. Can't help about duplexes, I'm afraid. We only have pre-installed aircon. Neighborhoods have installed it but we haven't bothered. We have ceiling fans which we prefer although aircon might be useful for heating in the winter. It does get cold in the winter. Even if it is pleasant in the daytime it can get cold at night.
We were swimming in the pool at the beginning of May although the Spanish thought we were mad. We certainly expect to be swimming next week when we go. Kath |

It always depends on what you are looking for.
We have an apartment in Marina Esuri which is the oldest and probably most established of the urbs. It was originally called the Andulucian Village which conveys the ideas the developers were trying to achieve. It is also a short stroll to the club. It comprises 2 bedroom apartments on first and second floors and 3 bedroom duplexes on 3/4 floors set around a number of shared gated pool/gardens. ME was completed long before the crash which stopped most of the developments (although there are still a number or private villas being built on the plots across CE) and so is complete. At the moment prices are very good value for new buyers (although not for us longer owners :( ) There are some really nice duplexes available at very reasonable prices either second owner or through the banks. As long as you go into it with your eyes open then now's the time to buy - but don't expect a return on your investment in the short/medium term but a very enjoyable time nevertheless. I'm sure owners in the other urbs will have their own views :) As for the area. Ayamonte itself is still primarily a working town and doesn't cater exclusively for tourists. English is not widely spoken as on some of the other costas so it's always useful to learn at least a smattering of Spanish. Huelva province of Andulucia has its own unique character. There is comparatively little tourist development and what there is was originally aimed at Spanish owners. CE itself has probably a significant majority of Spanish owners. CE is beside the first junction off the motorway from Portugal:) and so all the delights and beaches of the Eastern Algarve are on the doorstep. Faro (and the airport) is around 50Kms away. The design is very good, IMHO, with 2 bedrooms at separate ends, downstairs, with a bathroom and staircase between. With a large terrace at the front And a master bedroom, bathroom suite on top with 2 terraces. Meaning all the bedrooms are separated and good for privacy. With mozzie screens you can sleep upstairs at night with the opposing doors open to the terraces and you get a cooling cross flow draft. We have A/C a big ticket item, like the mozzie screens, but for us the mozzie screens are the best value. We actually don't use the A/C that much. But sometimes in the summer it can feel like a godsend! Insulation isn't very good so you will definitely need heating in the winter. We have a system that works very well for that - that we can discuss if you go ahead. There are also some crazy deals for apartments, townhouses villas and villa plots... well worth a gander whilst there. Note also that you can often get higher quality construction with apartments on the Portugal side, also in crisis. Though price wise, whilst good there, my gut tells me that Spain gives a better deal price wise. However you need a car. And Ayamonte itself will have all the facilites on the doorstep. Bars, resto's shops etc. If you want that then go for Ayamonte. There are homes that look out on the river where Captains Wench and LordMayor live - with beautiful views. Other parts may not have the views. We wish CE had more facilities as we were promised when we bought, even 20% of what was promised would be an improvement... but we have no problem driving around, you can do a LOT in 15 mins.. or take a taxi into town/Portugal. There is an excellent taxi service in CE and 2 couples can go to town and only pay 5 Eur each for the round trip. So you easily make your money back e.g going to town with friends for a few drinks in a large selection of bars/restos, vs the higher prices you pay at the golf club for a night out. The town itself is pedestrian access, so you walk around safely and have a lot of choice. The golf club is under new management and early reports are very positive. The other meeting place 'the local' is a 'corner shop' actually and its a great pleasure sitting on their terrace with friends watching the sunset... for a very good price! CE will have countryside views or over a golf course - perhaps even the river - it should be quieter, but in the summer if there are lots of people in - it could be noisy as sound carries and reflects. Something you would possibly get in Ayamonte too depending where you are. The townhouses will have less of a problem than the appartments/duplexes for this... and have a garden etc. There are detached villas on the golf course and close to the club, and I think I heard someone say you can get one for 139K. With room to put a pool in. With the exception of the villa plots and other villas on site this is the top quartile in pricing... so you can see that the other options mentioned will be cheaper. There are significant problems at CE and the charges are higher than town. These need to be understood up front and you will see plenty on the forum about this - or if you decide people will help/advise. We love the area, negatives notwithstanding (though they do frustrate me at times) .. and a huge selling point for us is Portugal next door. We really live in 2 countries there and the cultures (and timezone) is different too. A HUGE positive. We actually spend more time in Portugal, but having Ayamonte in a few minutes and the sea and towns on the Spanish side is great. For CE the closest restos (except motorway ones) are in Portugal, 5 mins away. We are surrounded by beautiful natural parks, golf, a river and the ocean. There is no heavy industry around us for many miles meaning the air is fresh and unpolluted. Noticeably so, especially at times like orange blossom..... certainly for a city slicker like myself (living in Brussels). Being retired means we come out several months a year and truly love it in any season. There is an excellent social group in CE. And people really into helping the community, organising e.g book-clubs for charity, spanish classes, dance classes, pet re-homing etc etc. Its not heavy tourism like eg costa del sol - a much calmer way of life... with amazing beaches on both sides going on for10's of kilometres. You can get full menus in both countries at lunchtime wine included for 8-10 Euros.. If you enjoy a drink, prices are amazing on both sides. We went with a friend, a keen golfer, to have Sunday lunch and started at a bar on a terrace, with drinks 6 33cl beers and 3 large glasses of wine ... cost 7Eur 80!! The taxi fare was paid for nearly in the pre-lunch drinks alone! But be careful of the G+T's.... there's a lot of G! We know of a pace in town where they cost 2 Euros! Definitely taxi time - even after one :) Fresh air 2 countries, lovely towns and villages.. as well as cities like Seville... low cost food and drink.. amazing 5star beaches... airports not far away with lo-cost airlines, great restos and unspoilt inland scenery...etc etc the positives go on and on.... Good luck on your house hunt and I would also recommend you try another area for comparative reasons, as this is a big decision Jon |

I heard this week that Banco Popular are to release a number of properties in Manzana 6 Marina Esuri CE which is very sparsely populated at the moment.

We bought a duplex a year ago in Marina Esuri, and got a lot of brilliant advice from this forum. Our duplex had been empty for many years, but we have had no problems, we love coming out for holidays, and with easy jet and ryanair flying into Faro, we have travelled quite cheaply. We are still kitting out our apartment, and will be there again on the weekend of the 25th, so if you are around you are welcome to come over and see our duplex. :) |

Hope you have lots of fun - as we always do! :thumbsup: Jon We drove all the way from our holiday nr Marbella, played the course in the afternoon - beautiful, drink in the Bar.. sat in one of the Plaza's in the evening ( perfect), eat steak on the stone, stayed at Isla Canela, visited 10 properties in CE, popped over to Portugal, then back and down to the beaches ...WOW!...Into the town Ayamonte again in the evening sat in the Plaza nr the Marina and eat in a restaurant near there. Next morning back to the club house for breakfast, before driving back to San Pedro Andalusia. So with all the information available on here and our brief 2 day visit we found the area to be as inviting as everyone has told us... so Yes.. Thanks to all on here who have helped us make up our minds..:fingerscrossed::D Sandra and Munty |
