Hello, who should be responsible for the painting of the interior of the property? We have long-term tenants and they use a gas heater (even though we installed a log burner) The problem is last winter they used the gas heater and there was so much condensation in the lounge that some of the walls turned black. They would not agree that the gas heater caused the problem. We told them gas heaters cause a lot of condensation and that they need to ventilate the room. I repainted the lounge but I do not want to have to do this again as we know the problem is down to them and their gas heater. They also just left all the black mold on the walls until I had cleaned it off. In our opinion, we are not bad landlords and have always rushed round when they have called even when the problems are usually down to them.

The joys of being a landlord. Think you are very fortunate if they pay rent on time and that is the only issue you have.

In future you may need to ban the use of these heaters as many Social Landlords do. Also High Rise landlords also ban them for safety reasons

Did you treat the walls for mold before you re-painted?

Don’t know about Spain, but gas cylinders are usually not allowed in buildings more than a few floors high due to explosions.

Neighbours of my MIL lost a big chunk of their house due to a Calor Gas heater explosion in their kitchen.

The problem is that gas canisters are used frequently in Spain for both cooking and heating. Most people cannot afford any other form of fuel. Wood for stoves is very expensive and the basic gas canisters are subsidised by the government by a considerable amount. Buying gas in very large canisters should normally be much more economic, but because the subsidy does not apply to these, they are 30% more expensive.
Electric heating is much more expensive unless it is in the form of air conditioning systems, but these are expensive to install.

You can understand why gas heating is popular, even though it can create problems, not least of which is carbon monoxide poisoning and death from breathing it from systems without adequate ventilation.

Surely maintaining the apartment in good condition should be stipulated in the contract ? Normal is a requirement for the tenant to "make-good" and for that reason you should be holding their deposit. As tenants we had to repaint some of an aprtment before we moved out and now as landlord we make it clear exactly what we expect from our tenants.
Ban gas heaters .
