I love Spain and would always encourage others to join the many expats living in the sun, but the next year or so is not the time to buy a property in Spain, you would be guaranteed to lose money on your investment.

Yeah wait till the prices start going up again
and they will in some parts soon.
The coast, I feel is over run with properties that are owned by Brits who were fleeced, It may be 40 years before they become any where near their true value. Problem is many Brits bought what they couldn't really afford just to show off, I think they may be sorry now.

So you're saying don't buy during a recession when prices are rock bottom????
Perhaps we should wait until prices are sky high then like so many before us have?
Some people are really profiteering out of the recession, the new market is going to be Russians. They have money to invest & are buying up as much property as they can, they'll sell it again when the market picks up. Anybody else in a position to buy now should also do the same.

Some have even started rumours about the Chinese even though they aren't allowed to invest abroad. Property sales are less this year than last year, why buy now when they have still not bottomed.

Don't shoot the messenger. The article comes from the most respected Spanish newspaper and quotes Spanish government sources.
It has nothing to do with coastal properties, or expats, or Russians; it is what Spanish experts predict will happen to the Spanish economy and specifically the Spanish property market for the next year or more.
I thought it worth posting because I have witnessed quite enough British expats who have bought in Spain in the past four years or so and have lost a lot of their money. And many of them are trapped, with no hope of selling their property at all.

When we first moved to Spain four years ago (I dont know how true but this has stuck in my mind). A Spanish chap told us that he and his fellow countrymen were sick of the Brits and other expats because they had come into their country and caused the property prices to rise to such a degree that their children couldnt afford to buy themselves homes anymore. He wanted us to all go back to our own countries so that property would fall in price again. Seems he's got his wish!

Why would anyone buy in Spain now? Certainly off plan or an existing house. The property laws are not exactly written in stone etc. Buy in the UK now? Yes, you know where you stand and in all likelihood you'll always be able to rent the property out but Spain is a different thing altogether.
If you have the cash to buy in Spain outright and have a pension/guaranteed income to fund your life there then perhaps buy but if you have a couple of hundred thousand euro's why not rent until the housing market stabilises and shows some upturn before you say bye bye to your loot.
Remember that if your committed to living in Spain it will be your children who come to sell the property, I'd rather they had a place in the UK to sell, its a lot easier.
