Having recovered our money from Tasa we decided to have another go and are on the brink of signing the deeds on a 2 bed top floor in Las Encinas from CAM. This however is a very worrying development. i have asked, through Jorge Iquacel, what the current status is and the answer from Rodrigo of Aymerich was 'The Golf Course is not closed but until October when the golf season will start the maintenance of the Golf Course will be on a minimum level, in October they will restart with the full maintenance of it.'
Don't really buy that answer to be honest as it sounds unplayable.

If anyone does find out anything it would be really good to know before signing the deeds. Also has Jags reopened yet?

There are too many golf courses on the Spanish Costas and Portugals Algarve for the demand right now. With the recession and poor exchange rate British golfers are going to countries offering better value. If the appeal of the location depends on the success of a golf course I would think twice before you buy.

Jags had not reopened on Tuesday but he told someone on Sunday that he was expecting to on Tuesday so it must be imminent.

We have a place in Las Encinas,overlooking the course and its far from unplayable,greens are cut every day and watered at least twice a day. but as stated the demand is very low,so they are keeping all the play on the old course.

I would imagine if buying through Cam you are getting it at a good discount?,and given the location,spain/Potugal/2 golf courses you need to be thinking long term.

We visited Jags in the Easter,and am sure he will reopen as soon as allowed,having invested heavily into such a project i doubt he would walk away,and it will be a great asset to Esuri,but Esuri will survive no matter,we personally love the place and the people we meet.

We are of course thinking long term it's just that with the problems we had previously with TASA we are a little nervous. But good to have your view on the condition of the course.

Esuri will survive no matter! That is a bold statement.
I would advise this person to hold out for a little while. October is only 2.5 months away. By then he/she will have a clear picture of the likely reopening of the golf course and indeed if Jag gets his place up and running again. The property he was going to buy will still be for sale or if not one like it and the exchange rate should be better. Hang on. I say.

I think you are spot on there. We were very lucky to be invited to a barbie on a roof terrace in Las Encinas in late June and it was our first time inside the fence so to speak. The views from up there are stunning, the sunset was memorable and the activity around the blocks has increased a lot over the last 6months.

The rumours around the east course are many but I think it is a more hard headed aproach being taken by the new funders of Amyrich. I am sure they have not and will not close it but over their quiet period they are keeping maintenance to a minimum and allowing natural growth to fill in some of the bare patches on the fairways such as eight in front of us. They still water the greens and tees and cut both.

All this is good news, and as I often say 'Its gettin' better all the time'. The banks have a brand-image to think of and should as a result pay their bills. This is great news for all the communities.

Not wishing to be negative, but there is a slight risk that when the properties are sold that the new owners will not pay - or will pay late. WHereas the Banks will pay on time. So there may be a peak at the moment which reduces a bit. Of course communities need to enforce the bill payment and use the regs .... but I think we may see a slight decline over time.

However this is a whole lot better than the previous situation where nothing was coming in..... so yes it is 'gettin' better all the time'.:)

Hi Guesswork,

When out in June at least 6 new families moved into the bloque's near us (15)
and in our two portals there are only 7 appts left for sale out of 22,when out at Easter there were 16 empty!!.

Also Javier Perez from Anida is there most days showing people about,so very soon it won't be our little quiet place in the sun,we will have to share it all?, but thats progress.

As stated by Jon the banks paying all the community fees as now created a nice surplus and the inter community is looking for ideas from the residents to spend these funds to benefit us all.

Just had a text from my friend Brian who also owns in Las Encinas to say that he has received an e-mail from Jag to say that he has now reopened

Congratulations to Jag and the team 2.00pm today was the re-opening time and I am sure there is a good crowd of wellwishers there for a celebratory drink already!

It just goes to show that if you persevere and keep cool the Spanish paper chase can be tamed in the end.

If I could predict the markets I would be a multi-millionaire!!

However in the middle of this huge recession, community money is coming in from the banks (no less) and places are selling - its a great sign.

Also with the Spanish buying a lot now - we are going to have a good mix as well.

Of course no one would buy a home just based on e.g Jags new place opening up - but its just another 'tick in the box' for CE! BTW Jag's is now fully licensed and OPEN! As of today - as we see above - congratulations !!

So money is coming into the communities, places are selling and new businesses are opening up on CE.....

Of course anything could happen, but these are all good 'indicators' from a 'financial viewpoint'. Add to that the 'fun viewpoint' of all that we can do across 2 countries on the doorstep, and all the good times we can have.... makes it all a compelling prospect. But as Ken says we need to think in the long term... and have a great laugh in the short term too - which we do! CE is such a blast for us. And was even 2 years ago when we had virtually nothing on site.

'Gettin' better all the time!'
