Dear all,

Please give me some comment about the following suburb according to the school, converience, cost of living (roughlly), rental fee & facility?

If you were I, how to rank these subrub?

1) Lindfield
2) Land Cove
3) Mosman
4) Neutral Bay

I only know two of them: Lindfield and Neutral Bay. I've just signed a lease for a place in Roseville, just down the road and looked at Lindfield. It was a nice place, quiet, adequate shops and on a good trainline.

I have some friends in Neutral Bay and I really like it there. Lots of shops, buses and ferry into the city and around, nice atmosphere.

By Land Cove, I guess you mean Lane Cove? I've been through it and it looks ok, but never got the urge to live there.

Never been to Mosman, but I understand it's rather nice. Full of rich people I think.

You are very much talking expensive suburbs here.

Mosman would be the most expensive suburb on the North Shore. Mix of houses - some extremely large, some not so large. Lots of Harbour views. Very nice, classy, established and desirable suburb. Not a huge number of apartments/flats.

Neutral Bay has acres of apartment blocks. Closer to the city. Has harbour views too.

Lindfield is further away - still expensive though - more houses on leafy residential blocks. Not many units - those that are are mainly on the Pacific Highway.

Lane Cove is less expensive. Not so large houses or blocks, bit further away from the city. Quite a few apartments.

They'd all have good schools. In terms of cost of living, there wouldn't be much difference between them for food, petrol etc.
They all have shopping centres that sell everything you'd need. Not sure about Lindfield shops - probably a smaller local shopping centre than the others. Though Chatswood is not far from Lindfield (or Lane Cove) which has more shops that anyone could possibly need.

Rents for apartments would be cheapest in Lane Cove/Lindfield, followed by Neutral Bay. Rents for houses would be cheapest in Lane Cove, followed by Lindfield, followed by Neutral Bay (though I doubt if there'd be that many houses to rent there) followed by Mosman.

For convenience, Neutral Bay and Mosman are just a ferry ride from the city. Lindfield is on the train line so pretty convenient. You need to catch a bus to the city from Lane Cove and the road is permanently busy - so it's probably the least convenient of the four - but that's why it's cheaper there!

Depending on your income - North Shore has lots to offer a family further up - know as Upper North Shore, look at Gordon, Pymble, St Ives, all expensive but might get some more in terms of rental than the lower North Shore, especially if you rent slightly further afield from walking distance to train station - schools still great if not better. If I remember right you have a six year old ready for primary school, ifriend.

You need to post on here what your specific requirements are, will you drive, what do you want from an area, where you wil work, all the details you provide will allow the current Sydnites to give you more detailed information.

For a fact I know a family living in the hills district who love it for schools and character and amenties etc.

St Ives is leafy/expensive/good schools/expensive - a decent drive to North Ryde but doable within an hour in heavy heavy traffic.

Gordon is nearer, less 20 min than St Ives. Pymble the same - all expensive (West Pymble might be less but still as nice).

Best High School in the area (not private is Killara, next St Ives High). All the primaries are good - but check needs of your kids against school priorities. some are sporty some are acaedemic

Hospitals I only know about because both kids have broken wrists since being in Aus - not a single broken bone in the UK! (Can I rate this as a negative for Aus? !). I would need to check with husband he ended up doing all the biz cause I tend to tut and ahh and then go to work! PM me if you want me to find out more about hospitals (from a laymans view!)

Check out Hornsby down on the train line/pacific highway (do not live on it just look the areas down.

Also easy travel distance to North Ryde is the hills district, get BlueRobot on this site to tell you more.

Any specific question please ask, as otherwise I have a need to ramble! I like St Ives! No local Pub, but with 13/11 year old - I have need to drink closer to home!

For information in St Ives - up till last year (June 2003) we rented a house at approx 2500$ per month - 5 bed 2 bath, large family room, dining and lounge. It was wooden and very cold in winter. No pool, but very large garden backing onto national park.

June 2003 we bought a house in St Ives $780,000 add $50,000 in on costs. Crappy looking and on a through road- not main road but not good for very young children. It has an old largish pool, spa that does not work, six beds and four baths!!! We are still working on it, and hoping the council make our road non through or put in speed humps.

Crappy looking! The Aussies seem to like frontage impressions, hence the McMansion explosion. We have none of that - but a house we love and are enjoying.

Wow..........so that's a house costing in Uk terms around £350k.
My house is worth around that here in rainy West Sussex, but is 4 bed, one bath plus one shower, no pool, no spa but it is end of a cul de sac and safe for kids.

What occupations are you in and I wonder if I'm going to be able to get the sort of house I'd like to retire in on a lower Oz salary.
I'm a specialist accountant and converting my Uk salary straight to Oz dollars I'd need over AS$130k. Borrowing 3 times that still doesn't get me up to AS$780k..........

Wow..........your house equates to around £350k which is what mine is worth roughly. What occupations are you in ?

My Uk salary in Oz dollars is around AS$130k, and 3 times that still doesn't get me up to the value of your house by a mile!!!

Wondering if I will get a nice house that i can retire in at these rates. Perhaps I need to look further afield.

To live in the area we do in Sydney - we have a much bigger mortgage than we did in the UK.

UK - kids in great government schools, 4x2.5 house, two cars, motorbike, loads of expendable cash, kids horseriding every week, holidays 2 foreign, two UK each year.

AUS - kids in good government schools, 6x4 house, pool, non working spa, one car, kids driven to beach at weekends summer, boogie boards, skim boards etc, one holiday to UK last April, no holidays since, no local holidays seeing Aus. We spend four/five months of year using pool and it is great fun and great for BBQ weekends and having mates round

There are differences - it does depend what suits you

I am in IT development (functional not technical but sort of top of my expertise). Husband is now in car sales - was a top notch printer in the UK and we got PR on his skills, but it is who you know not what you know in certain trades!

Further afield.....look up the coast, Woy Woy, Gosford, etc

You need to give more information, I had a job to transfer to, so I had scales of income, to move here cold??? :scared:

I have never been in more debt in my life, but many are doing well and it can happen.....know the market, we have moved and are paying to live in a local area to the kids school so they do not have travel time etc etc. We are not unhappy with our choices, but the choices we have made are family orientated not income.

Hope this all makes sense.

My UK basic salary converted - 45K pounds @ 2.5 = 112.5, on transfer I got 81K$ on transfer!

Check out tax as well, made a big difference!

Wow.........getting in to more debt doesn't appeal a great deal !!!
What area of IT development ?.....I am an accountant but spent last few years doing specific financial reporting systems in SAP Business warehouse....functional also not too technical but i do know my stuff.

PeopleSoft - Global Payroll

Functional, but technical if I admit to it! Consultancy rates are much much higher than the rates I stated but I work in development cause I like working in one area down the road from where I live - 40 mins comuter time cause I am not on a main train line, I need a bus first.

I work in Chatswood, most technical places are in North Ryde - like you said.
