what does it cost to build a house if you have allready brought the land..the cost of build ...........just want to know as in the uk i would charge £50 m2 through the wall to finish
with all the top mod cons....just want to know what the aussie charge..

Most subbies are already part of the building 'food chain' and will obviously want to keep those feeding them on a regular basis happy ie Builders.
As an owner builder (percieved as not having a clue about the building process not to mentioned disorganised and maybe a slow payer) the actual construction process may be quite prolonged and your construction savings may be whittled away (longer period rent etc). Add the domestic pressures and it may not be worth it.
You may also be quoted a premium as an unknown quantity and there could plenty of easier/less hassle/quicker money jobs for th trades to choose from.
Arkon's experience with getting prices for his wall is pretty typical in SEQ at the moment. You pay me this or I wont do it (read: try and get someone else).

At the time we liked the look of the Homestead which was £48,000.00 with the deluxe finish (obviously land is on top of that!). They have now added more homes and different styles but we liked the layout of this one the fact the main bedroom was far away from the kids rooms!
But like I said earlier, we are now going over the other side where its all different.

I would seriously look at Dale Alcock, Scott Park and Ventura homes.
These are the only mainstream builders that I have heard consistently good reports about.
We are currently building with one of the other builders mentioned on this thread and have nothing but hassle. We are just about to do handover and will be taking them to the building tribunal over a contractual dispute.
I would mention the name but given that I am about to take them on I'd better not bad mouth them in public.

I like Dale Alcock too, and the way some of his single storey houses have loft rooms.
Haven't seen much of ventura but have looked briefly at their site.
