Assuming your buyer is offering $380,000:

less the 5% commission ($19,000)

Land Transfer Tax
Between $250,000 and $400,000 is 1.5%
So, 1.5% of $19,000 is only $285.000

All MLS listings appear on the MLS - that's the whole idea of the Multiple Listing Service. Contracts are specifically with the MLS. The only ones that don't are exclusive listings which are similar...

Except that I never moved from Toronto or any other big city. I enjoy living and working in a village-like atmosphere. I have everything I need here and I partake of what ever I like of the cities to...

That's Oakville and it's a very handy shopping area. I live on the Lakeshore in Bronte Village.
