Right - I've just checked the RPR and it has a Surveyors Stamp on it but from reading the PRP it talks only about compliance in relation to being within our boundaries. No where does it state that...

Hi - we didn't know the deck was 'dodgy' - we knew it didn't have a permit that is why funds were held back by the lawyer.

We did have the house (including deck) inspected by a qualified inspector...

I should also add that it appears it was the vendors solicitor who held back some funds until the permit was pulled, not our solicitor.
