You could try the Neil Warnock method and simply quote what someone else would say. It seems to keep him out of trouble whilst also getting the point across.

We made it a condition of completion but even then they took ages to eventually agree to fit it. Nearly a year on, we're still waiting for the builder to turn up to do what must be all of a few hours...
