Re: Underestimated costs

One of the biggest considerations for us is our ages. I'm in my early forties and my husband his early fifties. We're now not so sure about retireing at our age - could we fill our days. We both...

Re: Underestimated costs

Thanks for the tip, although we're now rethinking our whole strategy of moving to Spain. Our last recce raised some questions we need to work out.

Re: Underestimated costs

Management fees - 10% 2000
Boiler maintenance and gas certs - 200
Maintenance 1% of value - 2500
Void - typically about 5% - 1000

Total = 5,700
20k - circa 6k = 14k. And I'd get even less if...

Re: Underestimated costs

Depends where you go and what you invest in. We have a few dotted around the south of the UK and i agree you'd be lucky to get 5%. For example, I have one in Exeter worth 250k and its only making...

Re: Underestimated costs

Thanks for your ideas, so places I am not familiar with, so will do some research. We did look at Moraira, but it was a little out of the way for the school, but also not much sub-€300k which was not...

Re: Underestimated costs

I'm open to other prospects, but it's the mixture of beautiful mountainous area that, in contrast to some of the cheaper areas, is not too overbuilt and does not look like a wastelcnd, locals and...

Re: Underestimated costs

For us the consideration is how to best use the cash - buy in Spain or use the money to buy a cash generating asset. We use BTL as it's what we know. With BTL I can get 8% yield, so £250k in UK...

Re: Underestimated costs

The issue is there really is not much to rent. If there is it is usually winter lets, and the market is a bit on the volatile side here, so tenure is a bit unstable, and we don't want to be moving...

Underestimated costs

We're having to rework our budget as we underestimated the cost of property. The initial plan was to just rent, but rentals are far more expensive than we first thought and also hard to come by...

Re: Javea property prices

I agree it is a good spot, and we did look at the area at the back of the road to Jesus Pobre. Did not see anything for sale. Does that area have a name (other than the area behind the Jesus Pobre...

Re: Javea property prices

When you say dreadful urbs, do you mean places like Pinosol and Rafalet, or the surrounding towns. Most of what is on offer is in the surrounding urbanisations. Unless you have 600k to spend on a...

Re: Javea property prices

Thanks for the feedback. Interestingly, after viewing a number of properties and talking to agents, there seems to be a fair bit more wriggle room in the asking price when they think you are about to...

Re: Javea property prices

We are looking at a couple of villas tomorrow in Moraira, but not so sure. We were told it's a bit of a ghost town in the winter. Are they right?

Re: Javea property prices

How do you determine what is overpriced? We're casting a fairly wide net, but still want to be no more than 20 mins from Javea for school. If the prices being asked are achieved then presumably this...

Javea property prices

We're in Javea at the moment looking at options for houses. The agents are insisting the market is on the rise and villas in Javea and surrounding villages, such as Jesus Pobre, are achieving close...

Re: I hate Spain (bullying)

We're planning on the costa blanca, inland a little from Javea. We're going for a look-see in three weeks and will visit some of the schools in the area.

Thanks for the advice. I think the next step for us is to have a bit of a reconnoiter in the spring and contact the schools directly.

Re: School for my son

Thank you for your replies.

I suppose my worries came from the odd anecdote here and there about bullying, aggression, problems fitting in, lack of support from the school when issues do arise...
