So much to think about.
When you say dreadful urbs, do you mean places like Pinosol and Rafalet, or the surrounding towns. Most of what is on offer is in the surrounding urbanisations. Unless you have 600k to spend on a villa close in, the only option if you want to be walking distance from town is a townhouse or apartment, which offer little space for a 9 year-old.

Pinosol and Rafalet are ok (if given a choice of the two I would go for the first). The dreadful ones are Balcon del Mar and Costa Nova, and up there. IMO!

My preference would be on the Jesus Pobre road just out the back of the old town. You can get something there for the same money a Rafalet one costs.

It has the advantage that when you head into town, you come into the old town. I wouldn't choose to be in the Arenal area.

I agree it is a good spot, and we did look at the area at the back of the road to Jesus Pobre. Did not see anything for sale. Does that area have a name (other than the area behind the Jesus Pobre road, of course)?
