As other members wrote, Gandia town and Gandia beach are two very different worlds. Gandia beach is much more busy and the town is more quiet. Oliva is a very good choice only 10 km. away.

I would go for "Paseo del Mar" area near Hotel La Zenia. You won't have a ghost town problem there.
