It is most likely that the project as you describe it (although it sounds idyllic to me!) will be classed as "passive" investment and fail the E2 requirements.

I have made E2 applications for both myself and my wife and more recently for my son and daughter-in-law. Both were approved.
I suggest you visit the on-line US Embassy site in London and research...
