Land Transfer Tax
Between $250,000 and $400,000 is 1.5%
So, 1.5% of $19,000 is only $285.000

All MLS listings appear on the MLS - that's the whole idea of the Multiple Listing Service. Contracts are specifically with the MLS. The only ones that don't are exclusive listings which are similar...

Was the Realtor representing the landlord or you (as prospective tenants)? That needs clarifying. If you wish to pursue the Realtor in question go directly to their Broker. He/she will sort it out....
