or the other option- just to throw it out there is buying at auction- anyone any experience with that?

Do you watch Homes Under The Hammer (or something similar) on TV? That series would give you a good idea. I was also interested in buying at auction on-line, but found that the prices achieved at Pughes & Co house auctions (check their website) were often well in excess of the auction guide prices.

I don't really watch much telly Mentalist but I know the programme you're talking about- not seen it for years though.

I have a builder in the Uk who is interested in working with me on a property development but not sure how I feel about doing it with me here and him there, all alot of unknowns but could be the start of my empire! mwhahaha - Sarah beany eat your heart out - or not

yes and no. Ok, they will trash the insides but it's all cheap to fix. As long as they don't set fire to the place (which you are insured for) then it's not a bad option. They don't care about a total lack of maintenance, you can steal their deposit every year when they go and by having a few in a house you spread the payment risk.

I have looked at a couple of student places around essex university but obviously students come as high risk tenants.
If you are looking at flats you should check the service charges and ground rent as you as the landlord will usually pay these. Student lets are OK and you can earn more but have to factor in refurbishments on an annual basis. Try and buy a small 2 bed house if you can afford it - no service charges and they rent well.

I almost shed a tear of nostalgia when I read the title of the thread. Buying off plan the glory days of the building industry.
All a man needed was a grandiose plan, a bunch of glossy brochures and some lovely artists impressions of the proposed bijou residences.

A hefty deposit in your back pocket and a small disclaimer on your pamphlets* made us construction guys believe our own bullshit.

*Your apartment will not look anything like this.

I would never buy off plan in any country, the risks are far too high
