You should be able to get it all written into the promissory such as " paperwork to be fully updated an copy supplied by 21 Aug 2021 4 weeks before handover date and to reflect article correct with layout of 3 beds etc etc. " Your lawyer should advise you of such.

If it’s T1 on the document then it’s T1, it doesn’t matter how you use it. You will sell it as T1 in future, perhaps taking this into consideration when make offer?

Hello again. I just wanted to add a short coda to this thread. I've decided to go ahead with the purchase of the flat. I'm satisfied that it's legal and that no nasty surprises await me. The main practical effect of the T1 classification is that the apartment can't be advertised or rented as anything other than a one-bedroom place that can accommodate four people -- although I don't think everyone observes the restriction. I'm not buying it as a rental property, and if the restriction were strictly enforced it would probably be a good thing. So I'll have a capacious one-bedroom apartment. Thanks to everyone who's responded on this thread. It helped a lot having a sounding board and reality check.
