Re: Renting
I was thinking that one of the safer options with renting might be to look at renting a newer property? For example, some of the properties in Hobsonville in Auckland are being rented out; and as they are either new or near-new, they should be decent quality places to rent - in many cases they will have double glazing and heat pumps, and should be properly insulated etc. I looked at some listings and in a couple of cases, the place was brand new - you would literally be the first person to live in it.
FWIW if I was moving here now, that would be the sort of thing I would look at.

Cool so look before you leap cheers
In that case looks like I will be coming over first and hosteling it I know nothing runs smoothly but how long on average does it take to rent once you've found a property. Would Mrs R and bratlings be good following on 2 weeks after me? Also as I won't have a car straight away what's the general feeling about public transport

You'll have to complete a rental application with the agent first before they'll even let you view. Once you are happy you can then apply to become the tenant which is the time the agent will make a shortlist of suitable tenants and then do all the background checks and pick the best tenant for that particular property. If it's you then you'll be offered it. You'll then have to sit down with the agent and sign a rental contract. On signing the rental contract you'll have to pay around 6 x the weekly rent up front with one of them to also include 15% GST.
4 x weekly fee for the bond
1 x weekly fee for the advance rent (be aware they could ask for fortnightly up front or monthly upfront depending on how often you wish to pay....normally it's weekly here as pay is normally fortnightly ?)
1 x weekly fee + 15% GST as the letting fee to the agent.
So for a $500 per week rent you'll be paying out just over $3000 up front a month before moving in and then as soon as you move in you'll need to pay the weekly rent again to maintain the week in advance.
The agent or landlord must lodge the bond payment in the government held trust fund scheme within 3 months of it being paid to them. This fee is then held until you move out. The fee is held for security and the landlord or agent can apply for some or all of these funds when you leave the property to cover the costs of any damage you make.
If you sign a fixed period rental agreement you are legally obliged to keep paying the rent for that period.....no excuses. Even if you feel you are not getting a good deal or something isn't right or lacking or something breaks and the landlord or agent doesn't fix it right away etc etc....this is why you need to be ULTRA sure before entering in to any rental contract.

If you email TradeMe support and explain you're going to be emigrating to NZ, they will open an account for you with a restriction that prevents you selling, but allows you to save watch list etc. At least they did for me!

Re: Renting
Hi,
We have been living here in Auckland for 9 months now and this one of the problems we faced as we had no family or friends living here to stay with, it was such a rush to find somewhere. We are now settled in Howick and I would love to help others in this situation, we have a self contained one bedroom apartment downstairs and we are going to rent it out solely to people moving to nz from the UK for short periods to allow enough time for them to find long term accommodation, ideally sleeps 2 but would suit a family with small children.
We can also offer airport pick up and share our experience and what we have learnt so far

Now that is a great idea and I will keep it in mind. Biggest problem is I don't quite know where I'm going to end up as my job is so specialised I will have to go where the work is
