What surprises me is that even bog standard bungalows are now classed as villas. One thing the Kiwis do well is that they know how to stage a property.

Yes, I do remember that the term New Zealand Villa was used but never seen it as much as today. I thought you had to have more original features to make it a villa, but you learn something new every day:-)

Me and him have chatted about the Nelson/Tasman area and we wonder if Stoke might do. Near to facilities / hospital/ city / other townships. Close enough to sandy beaches - most folk drive to them anyway. Isel park is close by as are assorted domains.
It is on a bus route also.
It is hard to beat the Nelson/Tasman weather.
