Update for those interested.......just received and accepted an offer! The house has been on the market just 10 days in which time we've had 5 showings........so if all goes well we'll be out by mid-June! Now, where did I put all those boxes.......

Latest update..............our For Sale sign now has a lovely shiny red SOLD sticker all over it!
It has cost us $315 to sell, as against almost $9000 with real estate agents....and took just over two weeks from the For Sale board going up to the deal being finalised. Yippee!

Did you use any real estate websites or how did you advertise. Sorry for being so nosey but we are considering trying to sell it ourselves as well as maybe using an agent.

Hi manc1.......we used www.bytheowner.com who were really helpful. The $315 bought us space on their website and the For Sale board; the local rep came down, showed us how to put everything on the website, then hammered the board (pre-prepared with your own phone number) into the lawn. You're given a folder with an instruction booklet and the 2 SOLD stickers.
On reflection we could probably have got away with a House For Sale sign from Walmart for about $10, as the buyers saw the house on a drive-by, not on the internet......they weren't working with a real estate agent either, but had just come into town that day looking to see what was for sale....so we were very lucky.
The agents kept telling us how they don't get the whole 5%, that it's split and split again. I gently explained that all of that was totally immaterial to us, just as what we do with our money once we sell, is totally immaterial to them! they think all this division of the spoils justifies the cost.......absolute rubbish. It doesn't! Have a look at the website, see what you think. Honestly, the more people who go this route the better as it will drive that appallling commission down.
Okay - minor rant over.
