Question villa in Abu Dhabi

Hi folks,
Just moved to AD and was seeking for some advice.
Am looking for a house. Was thinking of the following areas
- Maqta
- Between 2 bridges
- Al Raha
- Khaleej
I need a 3-5 bed villa that is contemporary in style with europeans expats as neighbours. Budget about 240k.
What are your experiences? Any recommendations.

Sounds perfectly reasonable. You could even live on island for that, if that would suit you better for schools/ commute?

You need a reputable agent, or to drive around yourself to see if any places with to rent signs catch your eye. Ask on abudhabiwoman.com for any recommendations.

Al Raha and Mangrove have dedicated agencies I think. Do a quick google on them?

maqta area is actually between the 2 bridges they renamed it recently.
al raha you mean raha gardens?
khaleej this is the name of the road, khaleej al arabi or mussafah road, or arabian gulf road or 30th st, its a very long road, so not sure where you actually mean
240 is a good allowance, you will maybe in mushrif going onto the mainland, raha gardens, golf gardens, al reef, kca,kcb etc

Thats right... al raha gardens
As for 30th street, I noticed a compound with some very nicelooking villas though I expect that they will be pricey. I am not sure what the compound is called.
what is kcs, kcb????

whats the normal brokerage fees for estate agents? Is the owner or the tenant that pays this? Anyone that you may recommend?

Al Bateen is on 30th. Newly opened Aldar jobbie. They start at 240

5% of the rent, and it's the tenant who pays.
