Compound advice for Abu Dhabi

Hi guys;
I’ve recently moved to Abu Dhabi and am struggling to find somewhere to live. I’m looking for a 3 - 4 bed villa in a compound (as we have a Labrador dog) close to BSAK as that’s where my boys will school); with a budget of 160k - 200k. All of the places I’ve seen how been very old, and quite outdated and it seems the nicer places are out of our price range. can anyone offer advice on good compounds that have a bit of a garden for bbq and for a dog to his business, good for young kids, with a shared pool in our budget. We are looking just close to BSAK but happy to try further out if people can recommend somewhere commutable for the school run.

If you'll got to Sas Al Nakhl, then there are also some smaller compounds at that end of KCA... You'd have to have a drive around, as most are not named, as such..

We live in a place that, apart from being old and having no real garden (but does have a massive roof terrace), fits all your other criteria perfectly. On a good day it's 5 minutes to BSAK.

Al Karamah Compounds (A & B, under different management) are in your price bracket, small gardens, very family oriented. I'd guess about 10 mins drive to BSAK in school hours. Al Dhafra compound next door, also in price bracket, but only small outside terraces front and back (and large roof).
