Yes, to an extent you are right, but our estate agent suggested it to us so we dont get silly offers.

Hi again,

WE SOLD THE HOUSE!!

Again, not for as much as we would have liked but didn't want to be here next march still waiting for a sale in a worse market?

They haven't got a chain so could be quite quick!!!!

Just feel relieved and now the panick sets in.........

Great News on the house sale

We had a viewing last Wednesday went well young couple interested.
We are just waiting for that illusive offer to come in the estate agent reckons they are sorting there finances out before putting in an offer!!
Just hope they don't start with to low an offer.

hopefully thing's will go fine and we can agree a good price which means we will be out in Calgary for Feb-March 09 if not it's a trip across the pond to activate our PR status.

Whereabouts in Calgary are you going, do you know yet? We are looking to secure a rental in Okotoks before we go

We've got friends who live in Chaparrel so we'll be bunking down with them for a bit! It'll liven up there house a bit with our two running round chasing there dog Just hope it won't stretch our friendship to much

We keep looking towards the SE Lake Communities. A big house with a view of the mountains would be nice!

:curse: Just had the OH on the phone and the people who viewed last week have got some financial advice and can't go anyway near our asking price:curse::curse: I mean 35k lower! So as you can imagine at the mo we could throttle someone. Why do people just time waste and look at houses that are far out of there reach

Back to the drawing board for what to do next

Your estate agent should get rid of the time wasters and know what buyers can go up to. That is what you are paying them for.

With reference to my post earlier on this thread, I rest my case. Real Estate agents, despite their claims to the contrary, are not you friends.

Very true.....Ours was worse than useless and we really wondered who he was representing, ont he upside we exchanged today, so were happy bunnies.

The market is moving but it is at a snails pace....

Estate Agents by law have to pass on to the seller any offers they receive, good, bad or indifferent. How do they know how much a buyer can afford without going through all their finances? They can only go by what they are told. BTW, we were just offered £50K less than our asking price, sight unseen I might add so do you think they were just trying it on?!!!!! I should add that she says she saw the house on the internet and really liked it but can only afford so much, hence the offer. Didn't want to insult us but didn't want to view if we would not accept that amount. We had to decline.

Yellowbelly, I am sorry to hear that though. You get your hopes up just to be shot down in flames. I will keep my fingers crossed for you.

Buyers of a house can easily get an agreement in principle from a bank or building society and usually estate agents will ask to see it. This will show how much they can afford to borrow. A good estate agent will wheedle out time wasters, otherwise it wastes their time and the people selling their property.

Sorry you had your hopes dashed, they really are trying it on at the moment, hang in there im sure someone else will come along especially now the interest rate has come down again,

You can get a decision in mins from your building society Bank etc
I was told by the Halifax recently they are still more than happy to lend to first time buyers without a hefty deposit,

We are looking at ways to promote ours when it goes on the market in a few weeks,

I thought about offering a cleaner for 3 hours a week and a gardener one day a month for a year with ours ?

I see people offering stamp duty and things like that, even seen deposit paid ? at least with a gardener and cleaner we can spread the cost not sure how many people would go for that though mind i would

Spoke to the estate agent today. Apparently they had been told they could borrow 150k but when a 2nd opinion had been sort the mortgage they where going for had been taken of the market
So they now they are a bit hacked off as they wanted to live in the village & all they can aford is a small town house!!!

We've just got to keep everything x'd that the other couple who put in an offer sells in the new year
