We checked on that too. I was going to sign it over to my son but was advised that was trying to hide assets and I could be sued for fraud! We would be asked if we had any assets or that have been transferred recently and seeing as my name is registered with that property there is no way I could hide it (even if I wanted to, which I wouldn't dare). If they didn't do that then they would go after my son for the value of it and I don't want him dragged into it, also he probably couldn't come up with that amount anyway. They get you every way you turn!!

Just had a viewing booked for tomorrow!!!!!!!!!

They are 1st time buyer's so fingers x'd they might want our house.

Hopefully this means that we can buy a one way ticket to Calgary instead of a return, which is what we where thinking of for March next year so we can activate our PR.

Good luck to all who are trying to sell, fingers x'd for you all.

Good luck with tomorrow, Theresd a good program on thats all about selling in the credit crunch, its quite good, tells you some pointers to look out for,


Its probably cheaper to buy a return anyway,
thats what most people do i think ?

Good luck for tomorrow! We've got a viewer tomorrow too, at 9.30am!! getting up early to make sure the place is presentable after 4 kids getting ready for school for 9.00am!!!

are you in negative equity or nearly? can you not drop the price some more? always fasinates me as to who decides the house selling price.....we know what we bought ours for ten years ago, we know how much we've spent on it and we know that we've made a small profit........and we've knocked of 100k!!!! yep, 100k.....we had no idea what it was worth, so we just plumped for a figure with the estate agent but decided to do something drastic and although we are 'worse' off now, to get that sale, we didn't lose that money as it wasn't ours in the first place......just a thought!

I am going by our mortgage. Seeing as we can't sell at this price, then yes, I would say we are in negative equity. Add on all the fees and we are definitely in the hole. We only bought 3 years ago and are in a part of the country that did not see huge rises in the cost of property. It didn't go up enough to give us that cushion for when it crashed. If we were to break even on this I would be ecstatic but we will lose no matter what we do. I hope no-one else finds themselves in this situation but I know too there are others out there who are a lot worse off than we are. And its only going to get worse apparently......

Ours has dropped around £200,000 over the past year and half, its not on the market at the mo as stupid or not we are extending and improving, one thing that is certain your property has to stand out from the rest in Cambs,

Already decided though that we will only go so low and thats it, i am not moving to Canada if it means loosing any more money on this house, the markets will pic up again just need to ride it out,

I know some can't wait it out. one way and this is no good for people who already are half there as in 1chumly where OH is already there, is part exchange to a new home in an area that is selling, You would have to upgrade but they are paying full market value and stamp duty etc, risky but so is everything else we are doing isn't it ? depends on how desperate you are, Some places are still selling well,

Also look at what estate agent you are using, i have said this before get someone to call up and ask about houses in your area, see what they say, how they promote your house ?

Would you buy a house of your estate agent ? Are they doing enough to get viewings ?

Look at what areas they target, for example the agent we will use has offices in London, thats who we will probably target, someone who wants to downsize there mortgage but not the house, still commute to London for work.

Watch the house selling programs on and get tips from them, At the end of the day if you have done all you can to sell your property thats all you can do,


On the up side Houses are moving all be it slowly,

Take a look at your house, get friends to be brutally honest about the presentation, can you beg or borrow accessories, go and look at show houses, take some design tips from them.

Just an update, We had an offer this morning!!!!!

But a little too low They've gone back now to tell them our lowest acceptance price, that will bring it up to our minimum we need to go to canada (not minimum funds, just what we worked out)

Hopefully we haven't scared them off!!

Thats great news, hope they come back with a better offer
I know from some people that are buying at the moment they think sellers will accept any silly offers, so hopefully you won't have scared them off.

Hi everyone,

On the viewings front, we have tried to keep the fact that we are emigrating a secret from buyers because some think you are desperate to sell and come in with stupid offers.
We have had 2 ok offers but they both have houses to sell so really we are at 1st base still.

I would think it's difficult to keep it a secret for too long. Does your Realtor know? I have had many dealings with realtors over the years to do with my job and wouldn't trust any of them to the end of my nose. While they are supposed to be working for you as a seller and looking after your best interests they are in fact looking after their own best interests. There is no altruism from them so don't expect any. After all, selling houses is how they make their living and very few will have any concern for your circumstances.
