Out of interest what is an 'off plan' property? Is it when you buy before it's been built based on the plans alone? I think that's a standard way that many Italians by property isn't it?

If its like the off plan in Spain make sure the builders have the planning permission to build them.
Don`t rely on their solicitors, get the info from the council offices. ;-)

No, not really. I used to travel alot in Italy and I saw plenty of these off plan apartment blocks going up and met plenty of normal people who were living in them. I personally didn't get the impression that there was anything wierd about it or dodgy just that it was a way of buying cheaper. I think the catch of course was that you can't really guarantee when the property will be completed.

looking at property through sites primelocation and theGPG.com-seems many of the properties are on many sites -these act as agents for the developers -simiar to MEdsea.
Was hoping someone had bought a property like this and wondered what if any price reduction i can negiotate.
before buy or sign anything will get lawyer to check it out - just like you would if in uk.

I bought off plan in Calabria last June. I was not able to get a reduction in the purchase price and nor was I able to get any flexibility in the stage payments. Seems that demand is so high that developments sell out really quickly to people who are prepared to pay the advertised price. I think this is because the prices are actually quite low and people feel that they will make a profit when the property is finished in 24 months time.

I do have access to free inspection trips to Calabria if you are interested. The one I went on was a good experience with no pressure selling or any sort of obligation to buy.

My property is on the Ionian Coast and I was so impressed with the area and set up that I have been recommending inspection trips to various people lately. Not sure if I am the same Tim though.

PS can you have too many Tims?

I have signed up for an apartment off-plan. It's in Caulonia and scheduled for completion in 2009. The solicitors are based in Italy and England, so any paperwork needed to be signed can be dealt with in the UK. All documents are given in Italian and English. Wishing my life away but can't wait until 2009.

Hi all

I bought off plan from a developer called Sandloka. Their website is sandloka.com

Prices have risen about e40k since i reserved in April.

I had a good 4 days in Calabria researching the different areas and developers.

Tyke
