Transfer of Electicity connection
#1
Hi everyone
I was looking through the agreement of sale and came across a line
"after taking possession the buyer would be responsible for getting the electricity connection transferred to his/her name."
Is this common practice? I thought since I was the first buyer - in the sense that I am buying directly from the developer - and I am paying a fee for "3 phase electricity connection" - the connection would be automatically in my name.

All I can say KKK is that our file - yes you have to put all your Sale Deeds etc. in a file and take to the Electricity Board with a letter from your developer is still with them 2 years later, have been up to chivvy them along

To add insult to injury, fully paid up, and sent to our developer that we owed 5,000 + rupees. wait until we get back, with our receipts - they will have a flea in their ears.

We had our electricity bill waiting for us when we got back to Goa! We assumed that our developer would be sorting out our electricity bills for us until our site was finished and completed, wrong!!! We were lucky we came back when we did, as they were threatening to cut us off. We took the bill to the electricity company, (it was like something out of Dickens) told them that the figure couldn't possibly be right, after a lot of sifting through mountains of paper ledgers they decided to reduce our bill by about 2/3. They explained that we were paying commercial rates as the bill is in the name of our developer, to change it to domestic you need your sale deeds!!!!! If you have your sale deeds than its not a problem to change it to your name, just have to fill in a form, not having our deeds we will have to carry on paying the commercial rate!

thanks for sharing your (not so pleasant
experiences). By the way is your electicity company a government one or a private one?So now i should be prepared for nightmares ahead. Frankly while I live in delhi it appears that in many respects i live in a different country. Things are far from perfect here but , on the whole it appears the hassels are much less. Electricity distribution in Delhi is now privatised and customer is treated like a king. Even other services appear to be better. To take an example, gas bottles are only a phone call away, in fact if you land up at the shop/booking centre and ask for a bottle, they would seldom agree to hand it over to you for safety reasons and would insist that they would deliver it themselves, which might mean a wait for day or two but i find it better that way. As soon as one bottle is empty, you need to switch to the other one and all you need to do is to give them a call and you get a refill in a day or two, of course many are now even spared this hassle as they have piped gas available in delhi.
once again thanks for the information

Oh! yes you do get problems -
Got to make your own file up for them, with your Sale Deeds copies etc. etc. and pop back and forth about 100 times and then we are still waiting two years later. What's new! Would have though Regal would have sorted your account out, but I expect they are too big now. I e-mailed them and said we were in arrears, according to the E.Board, but had our receipts, they don't seen to be concerned, anyway it is still in their name.
But not going to worry about that - enought running around last time.

Our Electricity is Government - need you ask
Wait until you queue for stamps in the post office - christmas will come and go. Then if you go to the Elephant shop they charge at least 1 rup. more per stamp. The :curse::curse::curse: get you all ways.
So looking forward to the joy of returning, makes me feel quite efficient and sane. (Not that Remy will agree)

You can only pay your bills on at a certain time - and if you don't have the right cash you don't get change. We had paid a lump sum in advance - will have to do it again this time saves the hassle.

The only reason why you feel sane in Goa is because everything else is so bloody insane.

Hi again, I dont know if this will be of interest to anyone posting on this thread but here goes.
We have been waiting one year for our meter and following the builder losing our form we have been told today, by our site engineer, that the meter will be fitted this week.
Obviously after reading the information in this and other threads I emailed my friend in Goa and informed him of the facts about copy deeds being required for a connection/meter.
He informs me that he has never supplied copy deeds for his meter for his two properties in Benaulim. He has also enquired with our neighbours and they to confirm that they never supplied anything other than a completed application form to the electricity company. Indeed they cannot supply copy deeds because everyone in the appartments does not have deeds to their flats. My neighbour says that as an association hasnt been formed yet he, and all other residents, do not have deeds registered.
I dont know if we are applying with the Govt electric board or a private company. Hopefully its the later as this should make things easier. Its also interesting to learn that our neighbours dont have deeds either. Its a crazy scenario dont you think. Maybe as we are in a residential block we may be flying under the radar of the departments that are hell bent on making life difficult for us.
Best regards David

Our meters and connections were done by the developer, and although he has subsequently given us a letter for the electricity account to be put into our name, we are still waiting (two years later). I have given up now. It is up to them to chase us.
If you have not got your Sale Deeds, in Candolim the electricity board sends the accounts to your developer (as he technically still owns the property - sorry but here we go again)
The electricity board in Candolim insists that you purchase your own file, place in it, the letter from the developer, verified copy of deeds etc. etc. and if you don't put in a file wow! you are sent away.

Hi Noni,
Its just peachy dont you think

Even getting such a thing as an electric meter etc is turning out to be another tour de force!
Mind you trying to get a gas bottle was more fun
But I wont go into that now, All I can say is thank goodness for that other market,
