people who have not purchased do not understand the situation.
If we are not wanted just let us sell up and leave. I would be happy just to take the money I paid, and have it transferred straight back into my UK
account. - not being greedy. Do we want our children and grandchildren to go through this hassle. We have had eight good years out of the apartment, what would a BMW of that price be worth now!!!!.

micon coastal paradise
Patchsidhu , Hemingway and other who are interested in south goa related developments, here is an up date: just received an email from the developer confirming that he has received the occupation certificate for micon coastal paradise (he also sent a scanned copy of this to all buyers at this development) and has also applied for electric /water connections ..

i believe that till something happens - it has'nt happened - specially in india.
though the newspapers have reported 'statutory approvals ' for granting the Occupation Certificate for Coastal Paradise and while the developers office has said they should get the actual certificate sometime this week , and we , our possession letters this month
, i will not count my chickens till they hatch - when i receive the actual document confirming this I will share it here. hopefully, the positive outcome of this (if it does happen as per the early forecast) will set a precedent for Sears Exotica and other developments in the Benaulim/Varca/Colva area. I know this sounds a tad pessimistic, but after reading what so many people in Goa are going through with their property problems, I cant feel anything but that..
I hope that this property fiasco gets over for all , and in particular for people whose life savings are involved..

The builder and the advocate told me they now have the occupation licence and we are free to move in once we have made the final payment. We are planning to go out for 6 weeks in January and in the meantime we are thinking about the best way to avoid problems with the Goan authorities.
If anyone has been out to the development recently can you please let me know what is going on and whether everything including the pool and landscaping is now complete.

I am off to Goa this weekend and wil post the upto date information on here, I will go and talk to the developer and find out what's going on.

Patchsidhu, with all the confusion going on with the panchayat's (specially the south Goa ones - Benaulim/Colva), I would be very interested to know if indeed you get your letters in the next couple of weeks. Has your developer confirmed receiving the occupancy certificate ? if not then i would not count on getting your possession letters till that happens. We too have been getting similar assurances since June of this year and though the construction at our development in Benaulim is complete, the developer is having trouble getting the occupancy certificate from the Benaulim panchayat due to intimidation by the villagers of benaulim who are against any form of 'development' .. would you please share with us the status (receiving occupation cert / possession letters) so that others who are in this situation know what is going on. cheers
A bit of good news for you I have been told by the site engineer for Micon Coastal Paradise that all is in order the water is connected and so are the Electrics. Taking possession is not a propblem for all, I hope this helps.
As for Sears he is still awaiting for the Power company to put up a transformer (the side road is too small for a truck to drive down to sears and he is trying alternative ways) he does have the the NOC which he has had to fight in the courts to get it, so I am in a waiting game. The water is connected he assures me, but the building could do with a repaint job and he is not willing to do that as he said he has already done the painting and the building has been idle for two years. Also he has lawned the front of the aparments but where the boy waters near the building there are brown patches of 2 to 3 fet up the walls. It needs a lick of paint or he needs to put up some shrubs close to the the walls of the building to hide the water marks. he says he will not be painting as it is too costly for him to do it twice.
I hope this helps all that are waiting for posession.

Also if you or others here could share any information about the best place in south goa (margao i expect) to find quality appliances like Refrigerator, Microwave etc. Ceiling fans, Water Heaters (Geysers as they are called in india!). I expect if we buy everything from one source, we could negotiate a better deal and have the delivery and installation thrown in - what do you think ?

I will send you a full report on the site tomorrow.
The grills not a problem i have a very good man who has done mine and when you get here give me a call and I will send him to you (PM me and I will send you my Indian phone number and any other info you want). Don't go anywhere near a guy called Abdul who is a subcontrator of Micon, slippery as an eel and that's defaming the eel.
The rest can all be bought and installed by the supplier and yes you can get a better deal if you buy from one supplier.

Many thanks for the update on Sears and I have to say I am not surprised by what you say. We have not had any recent contact with the builder Domnic Mendes and he is certainly not pressurising us to complete. We are planning to go out sometime in January but looks like it will be another hotel stay rather than in our own apartment!
