I have an agreement for sale.
The Advocate is quoting 15,000 for preparing the transfer doc and 25,000 for preparing the sale deed. I have written back to him saying that the fees are excessive and asking for another quote, otherwise I will go elsewhere. The developer is charging me 250 per sq fee for the resale.
The developer is charging the buyer 6,000 for legal fees, although he will also have to pay 2% stamp duty and 2% registration. I have advised the buyer of these charges and he says that he can recommend his Advocate who would charge less, but he is happy to pay the fees if I decide to continue with the same representation.

Once the transfer has been effected, the Buyer then needs to take the transfer doc to the developer who will charge him 6,000 to register him as the new owner. The Buyer will also have to pay stamp duty and registration fees to get the full sale deed.
If I cannot find another Advocate to do it cheaper, then the Buyer is happy to pay this current one's charges.

To-day we have had three offers for our property in Goa!! - where are we going to find a property to rent at such a high standard as we are used to. I know, I know, you all will be shouting at me to sell, but I love my apartment.

How long since any Brits heard anything from the D of E?
How long is the list of Brits who bought one apartment or one house who have actually had their property confiscated OR received notification of confiscation?

At the last (last but one?) meeting with BHCI there was a lady who had just received a confiscation notice, otoh BHCI reported that i) people who had not received a DofE notice were very unlikely to get one and ii) that Anupam Kishore was moving to pastures new (make your own mind up whether these things are connected).
How long is the list of Brits who bought one apartment or one house who have actually had their property confiscated OR received notification of confiscation?
I have only heard of three or four, there are four or five levels of appeal available and I haven't heard of any that have got as far as the High Court yet

I can understand the temptation to sell if you are on a Sales agreement (no Deeds) - for me the BIG question is what is going to happen about visas for people with property/business.

It will be interesting to see what happens for those who own a property in their own name with regard to visas - specifically whether X-visas are issued in future.
Presumably those with a limited company & either deeds for the property in the limited company name OR with a sale agreement for the property in the limited company name will continue to have an annual board meeting (in India) as well as submitting annual accounts & returns, therefore they will need to continue applying for & paying for a business visa for either 6 months, 1 year or 2 years - the Ministry of Home Affairs indicates that a 5 year business visa should be available but VFS Global will have none of it.
