Im new to this so excuse me , im going to india in May and am planning a trip to Goa looking for an apartment/villa . Please can anyone help me on the Braganza World development ,any advice good or bad move , any new photos

Hi Prem & Welcom, have you seen or spoken to any agents on this project?

If so through them you will be able to visit the builders and the site when your over anywhay. It is off plan so nothing but a bush / jungle, but in a up an coming new area for build. The builder is also very well known out there they are a couple of brothers going for almost 15-20yrs and have seats in the local Gov one is going to be Mayor of Mapusa. Only good news from me and a few others I have spoken with otherwise I would of not booked.

I got mine from the main agent Churchill's...which agent are you dealing with?

Where are you based?

THAT WAS HELPFUL , IM FROM BEDFORD . IV JUST STARTED MY RESEARCH BEEN ON CHURCHILS WEBSITE GOT INTERESTED . VERY SERIOUS ABOUT IT THOUGH. BIT WORRIED ABOUT LAWS N REGS OVER THERE JUST WANT TO KNW IF ANYONE ELSE CAN GIVE A NOVICE AS MUCH HELP N ADVICE ON EVERYTHING LOCATION , PEOPLE , ETC .TRYING TO GET AS MUCH INFO AS POSS B4 I GO IN MAY .

I presume your of Indian origin, if not please advise your status and the type of visa you will be travelling on.

I dont know of this development, but my general advice on buying in Goa is do your homework and then do it again. Youve only got untill May so lots to do.

Once you have the facts, do a risk assessment and score the hazards on a probability basis.

If your unsure at the end of the exercise keep your chequebook in your pocket.

YES I AM OF INDIAN ORIGIN , IV HAD A PROPERTY BUILT IN THE PUNJAB JUST RETURNED IN FEB FROM HOLIDAYING THERE , GOT TO GO BACK IN MAY DUE TO A LAND PURCHASE IV MADE , VISA IS AS A TOURIST . I HAVE FAMILY IN PUNJAB NORTH iNDIA WOULD THE PURCHASE BE ANY EASIER IF THEY WERE INVOLVED.

ANY NEWS ON CHURCHILLS GOOD/BAD PLEASE LET ME KNW ANYONE

Hi again Prem,

Slightly confused, I originally thought you were a newbie, but now you inform us you have already purchased property in India and intend to buy more land.

You must therefore already know if youre classified as an NRI or a PIO and what you can and cannot do in India and you must presumably know FEMA backwards as FEMA is not specifically Goan legislation, but national?

As a general statement under FEMA resident citizens of India are the least restricted and non resident foreign nationals of Pakistan and Bangladesh the most restricted when buying or transfering immovable property in India.

As an NRI or PIO your way up in the FEMA pecking order and British foreign nationals such as yours truly are near the bottom.

Keep doing the homework revisit RBI/ FEMA / FAQ.

Sorry To Confuse All, I Been Reading Other Peoples Comments And Some Seem To Have Had A Problems With The Deal. Both My Investments Have Been Done Through Relations And Have Touch Wood Gone Through All Ok. I Didnt Know Wether Goa Had Different Laws On Buying.

Hi Prem, Churchills gave me a good gut feel hence the deal, I have also spoken to quite a few other buyers who have bought from them. They have been going for over 10 yrs, I had a credit check done on them also which was fine. The comm's and service from them was A1.

I got my PIO card and I would suggest you get one as the law stands...But first can you confirm where you was born?

All this help will cost you in :beer: NEIGHBOUR ;)

Born In Uk , Parents Born In India But Are Brit Nationals Living Here I Have One Prop In Punjab And Land Purchase Wil B Complete In May Thanx To My Honest Relations Which R Hard To Find In India, If Its Easy As That Then Iv No Worries But Not Sure Bout Churchills. Did U Say Uv Placed An Order On Braganza ?

Thanks for the clarification, no specific adverse Goan legislation yet, but several ministers have muted further restrictions on foreign nationals buying and there is some anti feeling about out of state Indians in general.

FEMA is your main driver, read it every day like its your degree subject.

The majority of problems that have arisen in the past and appear to be still occuring are due to foreign nationals who havnt done their homework and think that they can arrive in Goa with a cheque book and a tourist visa and buy immovable property.

One word of caution, there are obviously additional risks in buying off plan rather than existing. Go to www.amchegoa.com see real estate and then key questions. There you will find a list of checks and balances you need to make.

hi Prem, yes I have placed an order for a 1 bed aprt opp the large pool, I understand they will start the works (clearing the land for build) end of May which is after the elections. The Braganza bothers who own the building firm both have seat in the local gov and one of them is the mayor of mapusa...
Another contact from england both a 2 bed and 3 x com units, he had traveled out and met with them and taken photos of the site which I had seen. He bought through Churchills also and not for the first time either, he also has half a dozen other investment prop's in other hot spots around the globe so knows the game pretty well. Churchills provided receipts, contact and info on time and many other agents who punt their prop's also.

Churchills are at the ideal home ex this weekend to if your down in London tomorrow you can meet them...I know short notice right.

what are you thinking of booking at BW?

Best to get your PIO sorted this way you have no issues in the future for buying prop,transferring, visa, etc for 15yrs and it only costs £215! All you need is your dads old indian and current british passport, his indian address when out there and your birth cert full showing yours dads/mums name and the their marriage cert. All the info is on the app form, its on the indian high com site (UK) tells you all you need to know. Once you complete the form head down to the IHC London hand it in they check,copy and if approve charge and ask you to come back in a month to collect the goods :)
