I have bought in Braganza World. I am new to this forum so bear with me if messages dont always go to plan. I bought a two bed appartment on the phone and then popped over to have a look at the site. Then when the commercial units were released I bought three. Have you bought there? Any problems so far? Bye for now. Simon |

They close their eyes and they don't want to hear it. It is the truth. The people who give these warnings have lived here and have experience of trying to get things done. It's what is happening here now. If you want to risk your money then it's no problem, but the sums at risk are getting greater. Prices have doubled in the last couple of years. Some people, you just can't help. |

Hi, I can understand and agree for folk that are non indians who want to live there and retire...But for the non indian investor who take out a - 5yr extendable lease on a budget apartment that can be used as a holiday home every 6 months and even sold onto a PIO or NRI at a profit is a good option hence why they are doing this. Best to keep with reputable builders for that option and build in general. As for myself I am a PIO enough said ;) Horses for courses...everyone must be aware of the truth as you say what ever the reasons for their purchase in Goa. Rgds IB |

You raise several points in your last response and I could probably present you with an extensive reply on all of those points if time allowed. Instead i will try and summarise my thinking in general, firstly there are at least four categories of potential buyers /tenants, eg foreign national, pio, nri, resident Indian. They are categorised differently because there are currently different risks for each category. These risks are different because the legislation regarding acquisition, ownership and leasing of immovable property in Goa is different for each category . Following on with this train of thought, you could then subdivide the concept of risk itself into say contractual risk, access risk, completion risk, maintenance risk, present and future risk and so on. If you then were to score those individual risks from say 1 to 10 you would come up with different scores each time as there are different risks and different factors for each category of potential buyer / tenant. From that you must conclude that there should be different prices for the same property for the different classes as there has to be a correlation betwen price and risk.Market forces dictate that the higher the risk of loss the lower the price and vice versa. Foreign nationals are exposed to the greatest level of restriction and risk and the price to them should therefore be lowest. After a quick mental calculation on this basis i can only conclude that immovable property in Goa presently has no value to foreign nationals and may even be negativ ie the developer should be paying the foreign national to sign the contract! Immovable property may have some value for the other categories. This exercise is an attempt move on from the emotive and the subjective and provide some logical basis on which people can make their investment decisions. Please do not be offended by my objectivity. |
