I think it's high time Non-Indians are allowed to invest in properties in India. This would keep various departments of our trail an one could live peacefully. Guess Globalization will take a while before it reaches Goa.....:)

had a chat with a lawyer today and brought this up amonst other things:
he said he has quite a few clients called up by the DE in Panjim, says the DE are being very polite and pleasant and what they are mainly doing is checking that what people put in their affidavits is true concerning bringing the money in via banking channels and staying >182 days.
He is of the opinion that 'some' people were flexible with the truth and are now claiming to have lost their passports so can't prove their stay. He thinks the government is likely to be fairly lenient even with these people - maybe a biggish fine.
I also clarified the Stamp duty question and it seems there is some right on both sides:
Stamp Duty is 2% (maybe with 1% up front at A of S time), there is also 2% Registration Fee making 4% total.

Hi Andy / All,

Has anyone heard anything else about this project.
According to the GBA Website it is in violation of the CRZ 500metre rule as well as being built without aquiring the appropriate permission, legislation and licenses.

I must admit if i had invested in this project i would be bricking it at the moment especially with the success rate the GBA, Save Goa Front etc has had in highlighting and stopping such things as the 2011 Regional Plan and just confirmed today the scrapping of the SEZs.

The photos on the GBA website clearly show work being carried out as close as 40 metres from the shoreline.....its hard to imagine under the current political climate how the developers are going to get away with this.

If you read the link above and also click on photographs about the development you will see what i mean. Anybody thinking of purchasing on this development at present IMHO needs to be very careful.

About 2 years ago I visited Goa for the first time and loved this place so much that my sister and I ended up buying a plot each in Aldeia-De-Goa. Wanted to build dream house there. Due to change in events, we are looking to sell the property(both the plots). One is 605 SQ Mts and other is 480 Sq Mts and they are adjacent to each other if somebody wants to combine it. Good view of the water from there and it is literally 20 yards from the clubhouse so no need to build your own pool. I am asking Rs 45,000/sq mt so if somebody is interested, send a message.

Hi there.... I too have a plot of 415.5 sq mtrs there about 150 mtrs from the club house and am a seller, as have alrady bought an apartment and am on the verge of buying a villa at Siolim . Am open for offers. FYI the value today ranges from Rs.50000/- to Rs.65000/- per sq mtr with the price increasing the closer you get to the water. What is your plot number? Mine is 305....As if it is connected then we can talk to people for a collective sale and they can build a nice guest house there as it is still the best location in Goa....Cheers

I have been told that lots are indeed worth that much but I do need to make another investment so looking to make a quick sale hence the lower price. The 2 lots in question are 111A(605 Sq Mt.) and 112(480 Sq Mt.). The good thing about the 111A lot is that it already has a permit to build a villa which was obtained last year from local Goan authorities.

The Collector shall issue freshorders after giving hearing to the petitioners." This has been donedespite clearknowledge that the hill has been cut in violation of Rule 17-A andfalsification of documents used in support by the builders and despite theassurance given to GBA by the CM and the Chief Secretary of Goa thatthe "Stop Work" order of the Collector would not be withdrawn till theenquiry in the issue was completed. The decks are now cleared for thebuilders to re-start construction at the Bambolim "hill station by thesea" that was interrupted by the GBA-led agitation by the people of Goa. In view of the Goa Government tacitly condoning the illegality andcollaborating with the builders in the instance, the GBA has gravesuspicions of the Goa Government's intentions and sincerity in upholdingthe law of the land. While the Government has shown positive steps ininvolving the people of Goa in the formulation of the new Regional Plan,allowing the violation of the law that supports it, would amount tonullifying the benefit of the entire exercise. I have bought a plot at aldeia de in the year 2004, since one year i am receiving email from developer for additional deposit @ rs. 400 per square mt. should i pay? have other plot owners of Phase I paid?

Hi have you paid the additional deposit being asked for by the developers for maintenance.

For a nice villa you would need a minimum of 400 sq M (double that would be better),
400 x 45,000 = 1.8 Crore - for the land??

I haven't been asked for anything yet. As far as I am concerned I have paid up in full for everything.

Yes Andy,
But the other guy reckons rs50,000 - 65,000 is a more "realistic" figure?
With the acknowledged fact that foreigners without Indian heritage or a legitimate business are throwing money away by buying property here, that seems an awful lot to lose.
You could always sell to an affluent Indian, assuming you have completed the paperwork, which at present is being made almost impossible for fn's.
With the reality level present on this thread, maybe none of the purchasers actually cares and this is just a great big game of Monopoly?
I do get the impression that Rnjn is probably "of Indian origin" with all the different property purchases but some of the others?
