Kamat himself is a significant investor in "real estate"; however, he has not been implicated in any "distortions" of zoning. On the contrary, the word is that he is a man of sound principle, though surrounded by sharks.

this is v useful thanks. Is the 2001 plan on a sound footing or is that under the threat of being scrapped? If one is to purchase in goa, is it a wise move to check under what plan the development falls?

Hi Jayl,

Why don't you look at Regal Builders Candolim. They have beautiful apartments and villas at Nerul, and ~Candolim, and the apartments have appreciated 100% over the last 3/4 years. The workmanship is superb, ask Karara and Catpat. :eek:

Jayl. Aldeia de goa is supposed to be entirely a part of 2001.. They have supposedly been wrongly entangled in the anti-2011 campaign and were provided with stay orders. Since then, they have been able to resume the construction in most of the project, but it is taking time to resume 100%.

As far as price is concerned, i had bought one of the first villas and they recently sold the last villa for a much appreciated price than i bought for. according to me, it will be a fantastic investment. that is the main reason why i have invested there.

i come from delhi and at the moment am an NRI in London. Cheers.

The hostility towards this kind of massive development, seemingly in violation of CRZ and with no respect for the destruction of nature, is the kind that bundles together all opposition to any kind of development, and the main fallout is anti foreigner feeling and hysteria about Russian mafia and money laundering. Who are the real criminals?

The Regional Plan 2011 has been scrapped after public outcry but vested interests at very high levels of influence are determinedly trying to circumvent the abolition of "Settlement Zoning" (which should have reverted back to "Plantation" or "Forest" land on the abolition of Regional Plan 2011) by pushing ahead with construction and re-defining illegal structures as "works already started". I've started, so I'll finish!

Money and graft will triumph, so I don't doubt the developers will attain most of their wishes.
