Acron Homes

Re: Acron Homes
) is due to proceed on the 26th/27th of october 2009. I will advise of the outcome as and when the deed is done. We originally sold just after our visit last Easter but withdrew as we love Goa so much. We realised we were silly to turn down such a good offer and the buyer was still keen to proceed so we shall see what happens. As things stand I have been advised by Acron that they will return the money via the same way it arrived i.e. transfer to my UK account. There is a 50000R admin fee plus I have to pay CGT on the profit and 2% to the agent. Should all be successful I shall put you i touch with the guy who sold it for me. It probably would not do you any good trying in the monsoon season anyway.

Hi David how much is the CGT percentage?
that would be great if you can put me intouch with your guy as I really don't know where to start.
How comes it takes all this time till Oct to do the signing over?
I'm really up for a quick sale, selling at a bargin price, just to get the cash.
Thanks

What about this 3 way PoA thingy???
It stinks of pure hypocrisy because on one hand they say you should'nt have property and on the other they won't let you sell to a Goan/Indian so you can fulfil their wishes so........ ??????

Noni, have they (DoE) specifically said you can't re-sell ???

We are lead to believe we cannot sell, because our Deeds are registered, not because of the D of E inquiry. We were told by them that any FN that has registered Deeds will, when the come to sell, be investigated. I presume they catch you when you get to a certain point of the sale!
Not really worried about that, as we do not want to sell, we love it out there warts and all. But if Goa does not want us, just let us sell and have our investment back, a profit would be a bonus, but the initial investment
repatriated to UK would be something.
I don't understand this PoA thingy? Acron renewable leasehold would I presume comes under the same category as Sale Agreement paperwork.
Anyway good luck to the Acron members who are in the process of
selling, I hope all goes well with you. Please keep us updated.

Julie CGT is 33% on the PROFIT ONLY thats if you have had the proerty for 3 years or less (I think!) The reason for the time delay is our own doing as my wife did not want to fly during the monsoon. We could have completed within two weeks of the offer if we wanted. Where is your villa and what spec is it?
My place is a one bed-roomed apartment, ground floor at Villa Eva.
Really nice, but other things have come in my life so need to sell, asap.

You recommend Villa Eva then? Not looking to buy (although if it was possible I would be tempted) I'm heading here in September and looking forward to it

any one having property on sale agreement with saldahna will be able to sell on, the company were brilliant when we sold on, you just visit with the buyer to panjim office, they then charge you only 250 per sq metre and you get a lawyer to do a deed of execution, both parties sign and you get all the cash and profit as well and thats you finished and then the company deal with the new buyer (in our case a indian) and execute them a deed.
