Cost of 'splitting' a French property title deed?

Cost of 'splitting' a French property title deed?
In France I am looking at buying a freehold shop but NOT the flat above, (this is being retained by the current owner of the shop) - the agency has said there with be a cost for dividing the title deeds. Has anyone experienced this and has any idea of costs? Thank you
