The last time I walked along the banks of the Cher at Azay there was a group of young kids on small ponies.

That could well of been ours. Some lessons they take the kids for walks by the Cher. It is really nice down there. You walk behind the old hidden manor houses.

IMHO life in provincial France can be very very depressing in winter. Nothing like the UK - but if you are near the sea!
Bathroom with a view and air-conditioning.... Nice

Why in gods name do you want to live there ? It will rain every day.

That house is worth 40,000 at the most.....and then it is too expensive.

P.S. Keep away from expat houses and expat estate agents. You will lose money and buy yourself trouble. Stay on Site de petites annonces gratuites d'occasion - leboncoin.fr. It is the best website for finding a house.

Wow! That estate agent has grossly over inflated the price then! I thought the climate in Brittany was supposed to be ok? People on here have recommended Brittany and lower Normandy as good places to keep horses? Or are these regions big enough to experience micro climates in different areas?

As I've only just started to learn French, understanding those French website is way beyond my ability at the moment.

What better way to practice? House for sale ads use a very limited vocabulary just as they do elsewhere. Give yourself a couple of days and you'll have it down.

Ask on here if you need a bit of help.

You can keep horses anywhere.

Le Bon Coin is a good place to learn French. Choose your region then 'ventes immobilier' in the drop down list and 'Trier par prix' (righthand side in the options bar)

'Pays Charolais' is better value for money in my book than Brittany and Normandy and it is sunny and warm. With your budget you will end up in the middle of nowhere with a tin roof in those areas.

Thanks, I'll go back and have another go. I tried earlier and made some progress, but still made plenty of wrong turns

9 times out of ten a house with wall paper of that period will need complete modernisation and post war houses like that tend to also need exterior clad insulation to resolve damp and mold issues due to no cavity wall insulation two story building will see off 30k getting that done 12k for new windows as the existing ones will drafty and the boiler could be pretty interesting as a museum piece unless it's recent.

This room has damp and mold probably north facing on a plus side it makes the wall paper easy to remove
