Default montefrio - granada

hi all

anyone know this place, been creeping into various topics and a few brits buying there now. prices v reasonable. about one hour 20 mins from airport (malaga) and 20 mins from granada airport which is going international in a year or so (so they say) - a good time to buy there? had a look round almeria recently and prices have rocketed there - the main reason for thinking of almeria was that it was up and coming with reasonable priced housing BUT really think pricewise it's on par with the CDS now also very quiet in winter. just my impression what do you think?

I still think Almeria is a hell of a lot cheaper than Costa del Sol and not as packed, not sure it's a place I'd want to live year round though.

Can't give you any advice on the area you're thinking of as I've never been there.

Northern Costa Blanca, where I am is lovely. Not that bargainacious but very pretty.

I know Spain reasonably well and where you are is lovely - but barring a lottery win!!!! you know how it goes!

I tend to agree about Almeria. It is a bit of a ghost town in winter.

I'll get my thinking cap on. I know there are some great up and coming places about 30 mins from where I am on the coast that are tipped to be the next "in" places to buy. I made a massive €60k on my place in under a year so it's really taking off.

My only thing with Granada is that the town itself isn't that great (IMO) and it's hotter than Hades in summer.

I don't know how you're approaching the buying process but please be careful of which agents you use. Sadly there are some real sharks out here and I wouldn't recommend inspection trips.

Greetings,

I also considered Almeria, but have now changed my mind. I am going to Costa Tropical next month, which is in between CDS and Almeria.

This area is supposed to be cheaper than CDS but not as quiet.

I would appreciate if anybody has any information on areas such as Almunecar, Salobrena, Motril, La Mamola, Alvunol and Castell de Ferro.

I am going over to the Costa de Luz next week to look around.
Climate looks ideal, warm in winter but cooler in summer due to the Atlantic breeze. Not high rise and reasonable prices, and easy to get into Portugal.

Hi There

I think the main consideration is what kind of lifestyle you want and what job prospects you will have. No good having a nice house and nothing else. I live in the CDS and even here at times it can get quiet. I dont know Granda very well, but was looking there myself at one stage, since I had driven from Costa Blanca and also Murcia, the thing that put me off was that it seemed a bit isolated, and as Sibsie stated it inland often gets hot in the Summer, at least on the coast you have the coastal breezes. Yes CDS is getting overpopulated but it seems to be where alot of people are heading to and I think it has more work opportunities than possibly some of the other coasts.

It depends on whether you are looking at buying for an investment or looking at living there.

Good luck with whatever your decision. Cyprus is an up and coming area also Croatia.

Costa de la Luz was my first choice. I liked it because it's remote, beautiful and quite bohemian. The region is not built up due to the Spanish military owning most of the land. I spent a couple of months there summer before last. I must have been unlucky because it was cool in June. Too cold at night and way too quiet for me. There were zero job prospects but a lot changes in a year.

I'd recommend spending quite a bit of time there before you commit to the area.

Greeting all,

I am going out next month to investigate Costa Tropical to by a small cortijo in the hills.

Even though I have never been to that side of Spain, I have done a lot of research in the area and seen TV programmes on the area.

Even though it is going to be my retirement home in the next 5 years (hopefully) I feel now is the time to buy because prices are going up faster there, than in the UK. I do feel pressured into doing this now, solely due to property costs.

Ideally I would like to go from Costa de Luz to Almeria, but that will take too much time.

I think from what I have seen and researched, I belive that Costa Tropical it is more developed that Almeria, but not as densely populated and over run with Brits like the CDS.

I maybe wrong.

Does anybody have any ideas???

I'd caution against rushing into buying anything. I really think that if you're going to be making somewhere your long term home then you need to know the area really well before you buy. I know I wish I'd done that before I moved here. Luckily I'm leaving Spain now though.

I wouldn't panic about prices. Word is that it peaked this year and won't see the big increases there have been.

Remember that what you see now and what has happened in the area in terms of development needs to be born in mind.

To cite an example... I moved here two years ago and met someone who'd bought in Jalon Valley. At the time it was a pretty little place and unspoilt. Fast forward two years and I've re-christened it Hell on Wheels. Fish and chip shops are sprouting up and it's over run with Brits.

I hope you are right about the prices. How easy is it to resell if things do go bad....

I sold mine pretty quickly (6 weeks). I'm in a very popular and sought after urb which helped. I had agents that covered the main markets of Holland, England and Germany. Agents out here are a nightmare but the guy who sold mine was a personal friend as well and has been great.
