Default Spouse Visa - accomodation

My house in the UK has been rented since I left. The house has 3 beds and would be considered "suitable" for me, wife and 2 kids under the current rules. But, the tenant is elderly and neither my wife nor me would be happy asking them to find another place to live so we can use it as "proof".

Family and friends have long departed the UK and the only option I see of satisfying the accommodation requirements is to enter into a rental agreement before we apply for the visa.

Just wondering whether there may be other options I haven't considered?
