It was 5 years ago when I noticed how it was going to go and at that point we started to look at other countries. Being in the property development market it was time to leave.

We had a property that was up with 3/4 agents over 2 1/2 years whilst we were out of the country. They paid no attention to it. It was a family house in a good location with new everything. All agents agreed they would have no problem selling it. We sat here in NS watching the neighbours sell theirs and looking like ours was invisible and the exchange rate due to get worse in the future. I went back last year (Jan-March 2006) to sell it. I had all the agents round asking what the problem was, they still said no problem give it back to them. I decided that they were not having it and I was going to sell it myself, using all my Feng Shui knowlege. To see if the science would work in practice. It certainly did, I found a buyer and had the money in the bank in 8 weeks. I sold it for more money and also saved on the commission. This barley made up for the time it had been just sat there or the 3 months I had lost with my 5 year old, back in NS.

It was a very stressful time, but it would have been more so had it been our home or we needed it to sell to move. Emigrating is hard enough without the headache and stress of selling property.

It is all about having it at the right price at the right time.

For any interested in Feng Shui.
This is the year of the Rat so if I had a south facing property to sell, I would leave it till next year, to avoid any problems and hassels. A neighbour is taking my advise and not starting to build her house till next year. It will be a south facing house on a south facing site.
This is also why I believe America is having problems, especially this year and why Canada will weather the storm. Pity the election was not last year or Hilary would have won.
Well I am selling a south facing house and buying a south facing house so it looks like I am a complete non starter

Often people (estate agents too) think a property faces south, but it does have to be between 172.5 and 187.5 degrees. A compass placed against the facing wall and a reading taken facing out from the wall will give you the most acurate reading. Either one of your properties could be wrong. If you can give me a direction to the degree and the age and if you could send me a floor plan showing the main door marked or if you can link me to the estate agents floor plan, I will be able to advice. If there have been any extensions added to the property, the age of the building changes to that date.

I have checked the one you are buying being 6 years old. If it really does face within the above mentioned range, then it is a house that is all about education, studying and would be good for self employment. The main door looks to be central and facing the same dirction as the building. If so the numbers for this year will have some effect, but the existing numbers at that door are not too bad, but it would be even better if the door was in the SW area of the property. The wealth star is in the SW, so you could make changes to activate this when you have moved in. This is not being activated at the moment. Not sure where the back door or any other doors are. This house could be used to help the other if need be. It is very complicated PM me for further info. There is always a solution.

We are also in the same boat...my hubby says he would run up and down the street naked advertising it if he thought it would sell the house I have told him he we wont get into Canada if he has a criminal record ..public exposure and all that Been on the market since October only one viewing, dropped the price by £12000 and probably about to drop another £5000. Totally agree with you DestinationNS...the press just like to scaremonger. I don't know anything about Feng Shui Paradisefound....maybe I should investigate it further..I think we have a NE facing garden and not south

Good Luck Everyone

Sorry am at work - well it was up at "the going rate" as said the estate agent, however the market in a seaside village where people now only tend to buy as a second home has just dropped like a rock. Still too expensive for locals yet an extravagance now when people aren't changing their first home let alone their second.

We have asked a friend if he wanted to rent it for less than the market value and will know next week - this is the only guy we trust so to take a lower monthly rent payment is way worth all the hassel of not knowing who is in there!!!

If he can't afford it or doesn't want it - then its serious discussions around the table methinks - has been going on too long

Cant do the compass bit as I am in the UK, but there is a door from the dining area facing the same way as the garage door (see the last picture on MLS) and another back door facing north. I should send you the details of my UK house. Anything to get a sale.

hi
have used lucas previously but they're not big in our village, only 1 or 2 properties up with them and have been a while.
we're thinking of going FSBO route initially (minimal cost) and if that doesn't work then we'll weigh up the agent route.
good luck with your viewings

Another person in the same boat. Been on the market since around last September. We have another viewing this afternoon. Its frustrating when you spend the morning frantically tidying up and get nowhere with it.

When ever the estate agents go quiet with viewings we threaten to move agents and it seems to do the trick for a few weeks. I know you shouldn't need to but you have to keep hassling them to remind them of your house.

I'm feeling really disheartended with the whole thing at the moment but I'm sure we will sell eventually.

Hi Cassie

I hear what your saying. We too are hoping to move to Calgary but with the housing market as it is who knows when Have had an offer though £15,000 under the asking price (the way i see it thats a car for me in Canada) so still holding out much for how much longer.

Keep your pecker up we will get there.

Well, I am going to join in too.

House went on the market just over a week ago, one viewing last Saturday, and one viewing booked in for this Saturday. To be honest I didn't realise that was considered good by some people, I am sorry everyone is struggling.

As I'm going over anyway - if it doesn't sell, I'll rent it out. I wasn't going to take all the money with me anyway, so prob just re-mortgage and let it fully furnished.

As for ParadiseFound - The front of my house is (I think) NE facing, with the front door to the left hand side as you look at the house. I can get the link to the property on the internet somehow I think, if that helps with the layout!!!
