Yet another house viewing.

The glorys of selling a house.

I spent ages cleaning the bloody house today before yet another 15 min viewing (I am one of those complusive cleaners)

You get that really good feeling about them as they are viewing and you get that annoying phone call saying sorry they are not interested.

We put the house up in November and have had about ten viewings so far, it gets so disheartening when not one of them has even placed an offer.

Bloody interest rates.

Ahhhhh!

I feel better now for getting it off my chest, thank you.

You are the lucky one. I would give my right arm for a viewing. Just fed up of sitting here not knowing if anyone is interested. It's a killer.

Fair point. I should consider myself lucky.

Best of luck anyway, we are all in the same boat really:thumbsup:

I just wanted to rant with everyone, not make it look like I was gloating :)

Re: Yet another house viewing.

If it's ranting that this thread is for you are talking to the right person.

Damn journalists, it's all their fault, depressing the economy with their foreboding just because they haven't got the inclination or imagination to come up with a proper story. This isn't the US for gods sake, property was still selling here until the journalists said that prices would fall, so now no-one wants to buy in case they miss out on a bargain in 6 months.

Then there is the exchange rate, at this rate if I sell the house the money won't be worth much after it's transfered over any way, especially after the estate agent and lawyers have had their cut (don't even get me started on those).

Shipping, that's another story. Just starting to get quotes now. What to insure, what not to insure? who to believe re shipping times. Just another one in the rip off queue.

OK, I am going to have a break now.....your turn

I have to join this one too - been on the market for 18months dropped by 60K (thats UK not CAD :() seriously considering taking it off the market and renting it out - at least that way the rent will cover the mortgage and we won't have to send the pennies back to England each month :)

Dropped 60K, why?

That idea is scary for me. I don't think that I could cope with the idea of renting to someone and not being nearby to keep an eye on the place.

For me it is stopping the move to Canada. We complete on our NS house in June but can't really afford to move over as we will be going from 2 wages to 1 and would struggle to make the mortgage.

Same boat here as well, still..........
We have had only one viewing and if I met a journalist tomorrow, I would be hard pressed not to kick him in the soft bits!

Not sure what we will do if it does not sell, don't really want to rent it out, but don't want to give it away either, hate being in a position where I don't know what to do!

Re: Yet another house viewing.

can i join in?? :)

was very bouyed on saturday morning when it looked like my sister and BIL were going to buy our house at only a slightly reduced price, we thought "fantastic! we've sold and not had to do anything like organise estate agents or viewings etc"

then came the phone call on sunday morning "we've decided to put an offer in on another house"

tbh the timing was a bit off, but we said we wouldn't mind renting for a couple of months if we knew we'd sold and then when the visa was through we'd just be able to up and off. my sister was really really lucky in that their house was only on the market for 2 weeks, they had 1 viewer who has offered just £5k less than the asking price, and they don't have a chain!!!

so be heartened a bit by this - there are buyers out there, unfortunately you just have to wait til they find your bit of paradise!!

so looks like we'll shortly be joining the rest of the queue waiting to sell....

good luck and house-selling karma to everyone :D

I am starting to think that people's favorite past time is looking at other peoples houses.

The smallest of things they pass comments on. Even though they have all the details on the sheet they will ask the most stupid things.

Re: Yet another house viewing.

That really is true. I know someone who does just that.

If they have a weekend with nothing to do they will go through the property papers and book some viewings. They are not planning to move, just do it to pass the time.

This woman is not a friend of mine but I just know her from the school run. I was warned by mutual friends that she would undoubtedly be around to view as she had done it to other "mum's in the playground".

I was ready for her so when she went out of her way to ask about my house I just said that I had heard that she liked viewing houses and if she would like to see mine she could come one day after school. I also said that I knew it was probably more expensive than she could afford but she was welcome to come if she just wanted to look for ideas. I am now famous for having the one house for sale that she has never been to see.:rofl::rofl:

Re: Yet another house viewing.

It is not a recent thing, houses in the UK have had problems selling for years now. Some areas I admit never will have a problem, but overall the trend is slow. It was 5 years ago when I noticed how it was going to go and at that point we started to look at other countries. Being in the property development market it was time to leave.

We had a property that was up with 3/4 agents over 2 1/2 years whilst we were out of the country. They paid no attention to it. It was a family house in a good location with new everything. All agents agreed they would have no problem selling it. We sat here in NS watching the neighbours sell theirs and looking like ours was invisible and the exchange rate due to get worse in the future. I went back last year (Jan-March 2006) to sell it. I had all the agents round asking what the problem was, they still said no problem give it back to them. I decided that they were not having it and I was going to sell it myself, using all my Feng Shui knowlege. To see if the science would work in practice. It certainly did, I found a buyer and had the money in the bank in 8 weeks. I sold it for more money and also saved on the commission. This barley made up for the time it had been just sat there or the 3 months I had lost with my 5 year old, back in NS. :(

It was a very stressful time, but it would have been more so had it been our home or we needed it to sell to move. Emigrating is hard enough without the
headache and stress of selling property.

It is all about having it at the right price at the right time.

For any interested in Feng Shui.
This is the year of the Rat so if I had a south facing property to sell, I would leave it till next year, to avoid any problems and hassels. A neighbour is taking my advise and not starting to build her house till next year. It will be a south facing house on a south facing site.
This is also why I believe America is having problems, especially this year and why Canada will weather the storm. Pity the election was not last year or Hilary would have won.

Wow! Just noticed the deer in the back garden spring is here at last!
