Default sinario!!!

hi all, i am in the process of going to Canada by wp route, once we have a job offer, i will need to sell my house..until i sell my house i cant buy a house in Canada, i dont want to rent as i have 3 massive dogs and i will have problems. how have other people managed to sort this sort of problem out...can i get a mortgage and pay it off once i sold my house...any help with this is much appreciated.

Must be different in Alberta as the mortgage lenders there will not lend you on a property in Canada as your UK mortgage is classed as a debt

What if you have a deposit and enough income each month to meet the repayments?

From what I have heard in Canada you are allowed to have mortgages of 32% of your gross monthly income. The lenders who Phil has spoken to have said that the UK mortgage is a debt and therefore taken off the 32% figure and therefore reduces the mortgage you can have in Canada. This was through the bank

However, he did meet up with someone who kinda said to him - well I dont need to know about the UK mortgage

gaynor, what bank did he see...and who was it that would oversee the mortgage as a debt in the Uk?

You can get mortgages where you do not have to declare your income; often called 'Self-Employed' or 'No Proof of Income' mortgages though how much you can get and at what rate depends upon your credit rating in Canada, assets, etc.

I have 'non-declared income' mortgage which I found through:

though I have both a very good credit rating and assets in Canada. I didn't tell them about the mortgage I had at the time in the UK.

Bank was ATB Financial and the other was some little two pot firm I think
