selling house
our house hs been on the market for nearly a year now and we are getting really fed up. My husband already has a job with H&R and we are eager to get to lethbridge asap. Renting is not an option as we need all the money we can get to start a fresh. Think im having a really down day today as the housing market seems to be getting worse not better and i cant see a way forward at the moment.

Only that I know what you are going through.... we've been on the market 12 months lot's of silly offers that we can't afford to take... keepyou chin up it'll come good in the end....

thanks for that , hopefully we will be able to sell soon just gone with another estate agent so we are with two now. where are you hoping to move to ?

Are you satisfied your agent is doing the best they can for you? When did they last get someone through the door. You've probably already been through this loop by why not look afresh at the other agents in your area. [EDIT : Just noticed we posted at the same time as the OP and that lucyann has addressed the agent situation - good for you] We interviewed several before choosing the one who seemed most energetic (tho', thankfully, we were able to move just before the market became as challenging as it is for selelrs). Are you satisfied that your house is the very best proposition in its price range so if there are ANY serious buyers out there at all, looking in your price range/area, they will see you as the natural choice?
We really feel for the many people in your position at present and we wish you all the best for a change of fortune soon.

We are hoping Nova Scotia - we are going out for a reccie in October. It's been a long bump journey but we seem to be comming full circle so fingers crossed.

I really feel for you not being able to sell. We've just gone through the same thing. Dual agency didn't really help I'm sorry to say.
However, what seems to have worked for us was to agree a part exchange. Our buyer had a small 2 bed end terrace. Ideal for letting, and a much smaller commitment for us each month on a mortgage. He is buying our property. We both agreed to pay the asking price, and both have a sense of security now that we're buying each other's properties.
It's early days, but if it all works out we'll have released our much needed equity, and we can always try to sell the smaller house at a later date.
We're all landing in Halifax in 3 weeks, but hubby is returning to organise our house sale, and then letting our smaller property!

I agree it releases some of the equity, but if you have trouble with renting from afar and then have to sell, taking a drop in the asking price could work out cheaper in the long run. Being able to get your money out to reinvest in a better market can help you to get it back.

If you can somehow aford to go, go anyway. Do not let the house stand in your way.

We part exchanged a property back in 2003 for the one the buyer had. They fell in love with a property we had done up and they were moving up the ladder substancially by buying ours. I was against this and even telling my partner we would be landed with a property that would take 2yrs to sell and we wanted to be out of the UK by the end of 2004. He went ahead anyway and having renewed everything on the property we put it up for sale early 2004. It was still on the market in Jan 2006 having fallen through a couple of times. I went back to the UK for 3 months, sold it and came back with the cash in March, having jokingly said that that was what I would do. We had tried everything to sell the property (,3bed semi lovely location, backing on to good school) that was available to most people. We never lived in it ourselves or rented it out, being difficult to manage from here and we also wanted it to be at it best for the new owner. How did I sell it? When I have mentioned it before I have come in for a lot of awefull remarks, so if interested PM me.

We know that this isn't the ideal situation, but we have already dropped 20K on our asking price and cannot afford to lose anymore equity!
Now we are keeping our fingers crossed that we will be able to rent out our new property for the coming year. After that, my brother-in-law (who is coming in with us on the purchase) intends to live there, fully taking on the mortgage. In time, he will buy the property from us and reimburse our deposit.
This also means we have my hubby's family keeping an eye on the property back in the UK.
However, if this all goes wrong, I may contact you for some words of wisdom!!

hi we have everything in place for our move to nova scotia the only reason we are not there now is because we can not sell our house,we have reduced so much that it is now in the first time buyers market,getting really fed up,luckily my future employer understands and is keeping the job open ,but we are getting really fed up and so frustrated
