Default Rental References

Has anyone else dealt with this?

in the UK between my Partner and I we have two properties, both of which we have mortgages on.

One is a buy to let - the 2nd is the main residence (currently on the market). When we return to Canada we want to eventually buy, but this is dependent on a number of things.

so, for at least the first 6 months to a year we will be renting. We have a realtor on board, alongside us looking via the web.

However many properties want references, as we own a previous Landlord reference is gonna be impossible. What have other posters done in these situations ?

I think the references are mainly for peace of mind for the potential landlord, so on that basis I would supply some mortgage statements to show you have paid on time, and - if you have tennants in your btl, get them to do a write up on what great landlords you are . A personal reference from your boss at work wouldn't go amiss either!

The landlord is looking for evidence that you will pay the rent, so anything you can show that provides evidence will help. Bank statements, employment letter, reference from employer stating how reliable you are, bring a UK credit report too. You say you are working with a realtor - they should be able to give you advice as to what to provide and they should also negotiate with the landlord to help convince them that you will be a good tenant. Some landlords won't consider a tenant that doesn't have the exact documentation they ask for and you have to walk away from those, but most are prepared to be flexible - good luck.

i was asked originally for references but once they knew they would have to talk to someone in the uk as weknew no one in canada they just took us on our word and there was no problem . I think it all depends on the landlord.

We are in a similar situation. We have printed off copies of our credit scores, our mortgage statement and bank statement. If anything, we are in a better position to pay than some people with jobs so we aren't too worried. Good luck
